With the typical Florida Clay Tile roof, do the insurance companies want proof of a Self adhering polymer modified bitumen roofing or is it a given?

Good luck finding them applied as necessary or my opinion of necessary in S. Florida.

Fortunately, at the conference last weekend, this was addressed.
You will need the permit or the invoice with the phrase “peel and stick membrane”, than manufacturers name and…I forgot, but something else. Maybe Michelle will chime in and post the third thing.

The client may have to contact the roofer to get the information. You can also try to get a picture of the membrane in between the two pieces of plywood and send that with the report.

Submit that with the report. I just went through this with a client and he got the credit as he sent the invoice that had the above information to his insurance company.

You do not need an SWR to meet code. SFBC does not allow it to be applied as required to meet SWR on the 1802.

Do your research, don’t listen to the insurance industry. Ck were the word shall is used, in code this is a requirement. Ck out the exceptions

611.7.2 Roof secondary water barrier for site-built single-family residential structures. A secondary water barrier SHALL (key word) be installed using one of the following methods when roof covering is removed and replaced:

b) An underlayment system approved for the particular roof covering shall be applied with the following modification:

(1) For roof slopes that require one layer of underlayment, a layer of approved asphalt impregnated ASTM D 226 Type I or Type II underlayment or approved synthetic underlayment shall be installed. The felt is to be fastened with 1-inch (25 mm) round plastic cap or metal cap nails, attached to a nailable deck in a grid pattern of 12 inches (305 mm) staggered between the overlaps, with 6-inch (152 mm) spacing at the overlaps. The synthetic underlayment shall be fastened in accordance with the manufacturer’s recommendations.

(2) For roof slopes that require two layers of underlayment, an approved asphalt impregnated ASTM D 226 Type I or Type II underlayment shall be installed in a shingle-fashion and lapped 19 inches (483 mm) and fastened as described above. An approved synthetic underlayment shall be installed in accordance with the manufacturer’s installation instruction. (No additional underlayment shall be required over the top of this sheet.)

Nick, I don’t follow the Miami-Dade code revisions but I recall that they had at one point prevented use of mod-bit direct applied to sheathing. Did they change that again?

Not sure, you can ck the AHJ. So much changes, it is hard to keep up …

What the code speaks of is not what the form speaks of. Peel and stick first applied directly to the wood.
