There are two code requirements that are relevant to this question: basements, habitable attics and every sleeping room shall have not less than one operable emergency escape and rescue opening. Where basements contain one or more sleeping rooms, an emergency escape and rescue opening shall be required in each sleeping room; and, window wells with a vertical depth greater than 44 inches shall be equipped with a permanently affixed ladder or steps usable with the window in the fully open position. My question is, if there are two window wells installed in a basement bedroom that are deeper than 44", are they both required to have a permanently affixed ladder for egress, or is one ladder sufficient. I have heard mixed answers from realtors and other inspectors. Thanks for your help.
