the word “Fool” is not needed in a sentence with the word “Anyone”
I think the whole point of the 200% guarantee is to make people ask “what does that mean”. It’s kind of marketing by click bait.
CLICK HERE TO READ ABOUT MY 200% GUARANTEE!!!
Now you’re another page inside my site and I have another opportunity to sell you.
Also, they’re all gimmicks. It’s marketing, that’s how those guys make a living, gimmicks.
That being said, I agree that details concerning any offer need to be readily available on your website and marketing materials. There’s probably even laws about it…
Thanks for the discussion!
Mr. Scanlan gets it right:
Hence: InterNACHI's "We'll Buy Your Home" Guarantee Your client gets 90 days AFTER moving into the home.
I don’t know about others but we summarize on site, in person.
If they have an issue we can’t resolve / We cut them loose … Bye-Bye.
No they don’t get to go home, use our work product to renegotiate the deal OR back out THEN claim they were unsatisfied AND want their $$$$ back AFTER using our work product. Sorry, thats not how we do business.
I like that Chris, well said.
Jim
Now just combine Chris’s with yours Dan and Bammm…we now have a winner.
Jim
The only thing I guarantee to my clients is that I’ll show up on time and if they sign my contract and pay my fee, they will get my inspection report.
I’m confused, Dan. You say that if they aren’t completely satisfied with your report they get a refund as long as they let you know of their dissatisfaction before they receive it.
How is that possible?
Right now if you compare the value (or lack thereof) of all the 90 Day Widget Warranties and guarantees out there The INACHI We Buy Your Home program contains more value than any or any of them combined! It is actually a generous amount of time AFTER CLOSING for a home buyer to decide if they would or would not want to take advantage of the Buy Back Guarantee. The terms of the program appear to be laid out clearly so there is no appearance of a “Tail Light Guarantee”.
However having said that the current offer by another vendor has shed a negative light on this program.
Michael …
I’ve answered on this post already. We summarize at the end … go thru pics and tell them everything that will be on our report.
At that point IF there is an issue we either make it right OR cut them loose.
To date NOT had consumers try to pic it like inspectors do.
I think if you as the inspector are the ones that are actually paying the client your guarantee back versus paying someone like some vendor to back it then it’s ok. I mean lets get real, if too many people insisted on their money back you would either stop that silly guarantee or you would be losing money. Also if too many people get their money back you must also suck.
That all being said if you are paying some 3rd party to cover you for the guarantee you are just making someone rich. Do the math. Take your total number of inspections, multiply that by the Fee you are paying some vendor, now how many people ever got their money back. Wow look at all that lost, wasted money that you gave to some vendor. Oh and like I said already IF you actually ever do have to pay off come clients (more thah1) you must be doing something wrong.
Jim
okay, I was just wondering. I actually took the 100% guarantee off my website recently, after having to explain that very thing to a client, who had an inspection in May, now wants her inspection fee back in November, for sheathing damage we" apparently missed" in a disclaimed, inaccessible, un-traversed attic.
To be fair, those conditions weren’t explicitly explained in my website, though, so I’ll probably just send her the freakin’ fee back to shut her up (with a waiver, of course
)
In maybe 20 yrs of using the 100% warranty we’ve had 4-5 people come up with something we could NOT make right.A few examples …
-
Customer wanted our inspector to walk a 10/12 wood shake roof a few hours after a rain. We could easily see multiple repairs needed from the ground like: damaged and missing shakes; damaged and missing ridge caps; gaps or separation of ridge caps; nail pops; excessively raised shakes; holes; rusted and separated flashings; heavy moss; etc.We had recommended repair and replacement as needed. He wanted to know HOW MANY. After 15 minutes of explaining we are NOT a work order and getting nowhere, we politely cut nutsy loose.
-
Customer from Florida wanted us to run AC in February (snow on ground and in low 30’s). We went over why not, the REA went over why not AND dipsay doodle kept whining she was getting ripped off, SO politely dumped her.
-
We found hidden termite damage, mold, hole in furnace heat exchanger, 3 layers of roof and boxes conveniently stacked in front of large foundation crack. Ladt thanked us for the very thorough inspection … Told the REA she was backing out AND wanted to NOT pay us cause she wasn’t satisfied with the inspection results.
BUT she wanted the report to use to get out of the deal. We offered her 2 choices … No FEE BUT no Report, OR PAY for report and GET report. She chose to pay … Fine example of us making it right OR no you don’t pay. We made it right…
Key here is to do it right the first time. I have not had a call-back myself in over 3 years now. Giving the right information and maintenance tips to the home buyer up front, and proper report narratives, eliminates the calls.
So true, so true AND realizing when you got a nut case AND letting them go to someone else.
It’s sad to say but people will follow the 1,000,000 percent guarantee just because they think it sounds better. There is no real difference between either except for one that’s major; the truth. 100% is something we can offer, anything else is a tall tale.
