Has any one done an Inspection on a home of this size ( 11,000.00 + sf ) ? I am fairly new and would like to know if this is a One man job , or would you guys advise a couple of inspectors. The realtor says the buyer isn’t concerned about how long it takes . I have blocked of a full day for the inspection due to the size and number of components IE furnaces and firplaces etc .

well this agent has been talking about this home for a couple of weeks now. She lives across the street so she always approach me getting out of my car. she hasn’t come with any details, but she thinks this thing will happen (contract ) today. She wants an Inspector on Sunday.

I have done an 11,000 SF commercial inspection. It was for a church that was changing ownership.
Agree, most is space, but you still have to look it over for interior flaws.
For all intents and purposes, a house this big IS a commercial inspection, because it incorporates commercial building techniques.
I would be happy to accompany and help, I would only ask for gas money, no fee needed. It would help to have another set of eyes and tools. I did my 11,000 SF inspection myself andf it took me about 8 hours. I did it over two days, 4 and 4, just so I could keep fresh and vigilant.
Need help, give me a call. It would still be YOUR inspection, I would just think of it as a reverse ride along. YOU would be the inspector and have the authority and do all the client contact.
I could do certain portions (like electrical) and you could do others and we could compare notes and you would do the writing up.

It does make since to have two sets of eyes. Splitting up the Inspection over a couple of days was something I was interested in, but it would be great to have you along.

*considered whether you'll be able to access the roof and associated components? At 11K s.f., it's likely a multi-story, perhaps three or four stories??
*considered whether it has any mechanical systems which are beyond your experience, understanding or comfort level (i.e. radiant floor and/or wall heat, indoor pools/spas, timed systems, elevators, etc. etc.)? If so, will you attempt to inspect them, disclaim, or defer?
*offered additional services, such as Radon testing, water sampling, etc.?
We here at Nachi don't price fix, of course, but I'd assume this thing should easily fee-net at a minimum of three times what you'd charge for your "average" home in the 'hood, perhaps four times that amount.

I do the same. I had a 13,000 sf 16 unit apartment building recently. I brought two other fully licensed inspectors with me. We knocked it out in about 5 hours. I paid them for their time plus bought lunch. I couldn't imagine trying to get through something that large on my own.
If you bring other inspectors with you, bring along some two way radios. It helps to be able to communicate without walking all over to find each other. Especially when you're in the attic checking the furnace and you can radio the other guy to turn on the thermostat.

I am usually on cell (847) 609-2345, during the day and at home (847) 673-2702 in late afternoon and evening.
The poinmt I was trying to nmake was to assure Tom that it was HIS inspecttion, HIS booking and HIS responsibility. A lot of the time, the newer inspectors feel over whelmed,l and even more so with suich a big inspection.

I was asked to quote an inspection on a 22,000 S.F. property a few weeks ago–didn’t get the job, probably because my 3-day time in the field and 1 day for the report scared the clients away. I’ll never be able to keep up with the 2-hour hot-shots (regardless of home size) around here!
