Does anyone ever seen or are familiar with an Above ground Radon Mitigation System that apparently uses water or liquid to vent the gas ?

Why do you say it is using water or liquid? The pipes are just pulling air from under the vapor barrier, correct?
Are you mentioning water or liquid because it was flooded under the vapor barrier?
Hi Ryan , because I can hear it gurgling in the Crawlspace by the pipe and all in that fan outside! ? Very strange
No there’s stone below the pipes! The Radon pipe is Gurgling?
Usually the gurgling noise is due to the vent pipe drain being clogged and water accumulating in the fan.
I was thinking that maybe it’s drawing moisture up from the ground under the plastic vapor barrier?

There are several issues with this radon mitigation system:
This clearly requires a properly certified radon mitigator to investigate further.
Other areas to check: Is there OOM documentation, is the breaker properly labeled, is the manometer properly marked for inches of water column.
Yes that’s another big list of things this Report is already 72 pages long and yes I said this needs a further evaluation by Radon Mitigation Contractor!!

How many of you guys list every defect with 1 component or system? And how many of you ,after seeing at least 1 defect does Not list every single defect but just recommends a further review by the qualified contractor for that system ?
Sometimes I feel like I’m the only one listing most of defects causing me to have 70 pg reports .
My average report is 60 pages!
You’re not the only one with extensive reports, my average report is 50 pages but there are times when I’ve had reports that were over 100 pages, it all depends on the condition of the house.
I do for the most part. There are occasional cases where the whole system will be thrown into one narrative though.
I rarely have a report over 30 pages, but the format of your report and the amount of generic disclosures and boilerplate maintenance and advice, can add many pages. I don’t have a lot of generic disclosures or boilerplate stuff in mine. A few years ago, a listing agent asked me to interpret a report that was over 150 pages, but the actual pages about the condition of the home were about 35 pages. I’m a simple guy, and so my report reflects my personality.
I use this trick with multiple issues within one component
The wood deck/stairs had multiple deficiencies or safety concerns such as; No visible ledger flashing, a few cracks step treads, guard railing was loose or not sturdy. List is not exhaustive…

Same here. I am a bit guilty of longer narratives but I say no to filler.
Also, picture count and picture format can drastically effect page count. In my opinion, page count by itself is not a real good indicator of report quality.
Thank you guys again for the feedback & I’m always thinking I have to add a picture for each defect but now I’m not always doing it.
But I also try to stick to SOP’s and I put pics of P traps and GFCI’s that are functioning properly along with location of emergency shut offs !
As well as Water heaters,heating systems,attic insulation and Roofing components. Decks tend to have multiple issues that I try to add pics of as well!
I’m spending 3-4 hrs inspecting while trying to fill out as much of report as I go along as possible. But this job I ended up with another 3 hrs + finishing the report!
I really hate these kind and it was $450 for the General Inspection and only charged $100 for the Radon test!
But the client did tip me $50 bux ! Haha
