Passive Radon Reduction ??

Fellow Inspectors,


Today I had an inspection, 5 year old SFD. In the basement, at the sump pump, there was a 5-6 in. plastic pipe that appeared to be venting the sump. There was no draft inducer. The pipe ran up the wall, along the ceiling, then up and out of view. On the roof there were 2 vents. One was for the plumbing and my guess is that the other is the one from the sump pump.


Have any of you seen this before? It was a first for me.

Sounds like that is exactly what it is. We depressurize the subslab by running a 4" PVC from below the slab thru to the exterior above the roof and flash it the same way the plumbing stack is flashed.

The radon piping was installed in case there was a high radon level. The system could be made active by installing a fan in the attic. The piping should be marked RADON so it is not used for something else. There should be a receptacle in the attic at the piping to install the fan. The fan should not installed in the basement. Are you sure it was 5-6"? That's very big for any piping in the house.
