I’m doing a little research on additional services that Home Inspectors could offer, as I am looking into continuing to grow the business. We have been a H.I. business for six years, and each year it has grown, but certainly not to the point where I’m doing 7-10 inspections every week for 50 weeks. Yes, we are marketing the Home inspection business, and plan to do more, but, with two inspectors here, each looking for more $$$, we are looking into ways to grow that would require little capital expense…natural offshoots if you will.
There's the usual stuff that I have heard some inspectors do; training, painting and handyman jobs, but I am specifically interested in knowing if anyone out there has broadened their scope to include property management services, both commercial and residential.
By that I mean, handling home check ups and maintenance for snow birds, vacationers, people who work out of the country for several months or longer. Who would you want to handle that more than an inspector?
Also, just plain old commerical upkeep and property management (maintenance) stuff.
Marketing is the key to anything...but any comments on what you are doing to add to the business, while still keeping it primarily a Home Inspection business, would be helpful.

Matt,
Have you thought about radon and/or mold inspections. I have been amazed how much of that is out there. It sure helps with the overhead.
Just a thought. E-mail me if you want to chat more about it.

Yes, we do that now, subcontracting out both, but making a tidy profit on each test.
I should have put that in the message.
I guess i am looking for any other ancillary ideas that a few inspectors do, that most others don't necessarily think about...
I talked to one guy today who does doggie poop pick up...well, there's a market for that too, in the higher end neighborhoods!

Matt,
I live outside of Dallas, TX and pooper scooper duty is not just a high end neighborhood thing here. There is a guy that services middle class neighborhoods doing this. He grosses over $3000.00 per month just on scooping poop!! That is just on single family residential neighborhoods. He has since expanded to offering the service to multifamily and apartment type units.
I've got three poop factories myself!! Having DONE THE DOODIE (duty, ) myself enough times I have even considered it for side work .

Good Golly…$3k a month?
I'll do crazy things for money...but wow...that's something I'd really have to think about!
However, that's what we are looking for..an additional service that would add at least $2k/mo. gross to revenues, without taking a ton of time or requiring heavy capital expenditures. This stinky situation would qualify...as unpleasant though that might be.
Any other ideas, even slightly off-the-wall ones like this, are welcome!

Property management, security checks for weekend properties or vacationers, construction oversite, onsite person to accept deliveries or to let workmen in for busy executives, litigation support/documentation service, contact person for alarms.
Some more ideas to think about.
