t care, most of the Albertans I know have one main objective, doing what they are good at and taking care of their family, all the changes in the past have been economy influence, right now real estate and construction is slow and this years decisions are part of that, if next year is swamped they will change again, IT is the E&0 I am concerned about, according to the brief research I have done their is no package available for what the Alberta government is asking for, I imagine that will be my and many others biggest hurdle on sept 1st, not being able to cop up the extra cash in a slow economy, its a struggle just paying the mortgage and feeding the kid

You are right about the E&O ins. It is crazy over priced and then the deductible is nuts too.
I have a very good buddy who is a pharmacist and he couldn’t believe what home inspectors are required to pay for insurance. Pharmacists pay half what we pay and they hold people’s lives in their hands. Throw in the fact that very, very few HI ever use their insurance and it should be even cheaper. Think about it, who is going to use their EO ins for a furnace, AC, or electrical when the deductible is $5000?
I’m more than a little pissed about the way this industry is regarded. I’ve got well over $10000 invested in my company and I get the same respect as a used car salesman. What sort of education is REQUIRED to be an MLA? None! As a matter of fact there are actually NO credentials to be one of the politicians who legislated this… they could have been a used car salesman before they were elected for that matter.
Regrettably the insurers have set the tone. They will sacrifice you in order to save themselves money from mounting a proper defense. That’s the way it’s been and will continue to be. In the meantime they will continue to paint inspectors as a bad risk.
Consumers in Alberta will see the insurance as a warranty program, driving up the rates even further!

Brian…that is where allot of us stand I know I am paying for it business wise! I tell the customer right on the initial call that I work for them… not the realtor and I won’t issue a soft inspection!
you wont see any soft inspection, those that have catered to R E A , to guarantee work will have to reconsider, with the limit liability thing you are going to have to right absolutely every little thing in your report, because they are not going to be willing to lose their license or become uninsured, if this was started by the real estate agents they do not no what
s coming, Since the BC changes I have already met one out of business HI, I met him in Chestermere Alberta, a while back, all it took was one claim against him, and he could not get insurance, or afford to pay, you could see the stress on this guy, seemed like a good man, In construction you can go bankrupt over a small builder not paying, and many have, same in HI, no guarantees, I have gone through life always with plan A and plan B, their will be no security with these insurance requirements.
Gentlemen the regulations call for the business to have the insurance, pay for a licence and provide bonding. The individual inspector does not carry insurance, the licence is free, The inspector can not do home inspections unless he is working for a licenced business.

The 60% generally consider themselves small “l” liberals but get a Conservative party ruled by neo-conservative, right wing former Reform party types that can’t even say the word “progressive”. I call them the REGRESSIVE Conservatives.

I’m not sure Vern, but every time I get us licensed when a new license comes out, I learn something that helps us help members. It sort of keeps us in the loop.
