I did hire a Home Inspector before I bought the home. It was the biggest waste of $300 I have ever spent, he missed almost every problem including alot of termite damage and the problem I am writing about now. Sometimes I wish I lived in Canada so I call Holmes Inspection to my house!
NOOOOOoooooooo !!!
In every trade or profession there are bad apples.
I wished you lived in Canada and we knew each other.
Most members on the message board would been able to help you.
Mike Holmes strikes a negative cord with many members Mr.Nappier.
Did you take redress or action, when you found out the inspector did not perform and missed many defects?
Please keep me informed about the work please.
I have never torched a stone ? and I am going to look into that practice.
Last year I started in plus 5 and ended in minus 26 weather.
I scaffold the entire wall I am working on and let salamanders ( 150,000 btu gas heaters ) dry out the wall. Or wait for good weather if it is not a emergency.
And yours is not, unless I an missing something.
I ask you to please wait for good weather Mr.Nappier. 60 plus days, or mid April or May.
Keep me informed please.
If you want I will send you my email address.
The weather here is going to be above 40 and in the 50’s-70’s for highs for the next 7 days. I never heard of the torching thing either but he said his propane torches were over 100 btu’s.
The inspector cant be held liable bc of the fine print on the inspection report that i signed off on. I just know never to refer the guy to anyone.
Why does Holmes strike a bad chord with you guys? Just wondering?
I will post pics after the work is completed. Still waiting for him to send me over a contract and go over all the details. hopefully it will be taken care of very soon.
How deep should i dig the trench? Also after i have dug the trench should i wash off the foundation and water proof it somehow? I see on tv when doing basements they put some kind of black tar and then plastic over the tar. Should i do this?
What do you mean by Clean aggregate?
After viewing the photographs I’m not certain that there is a end all fix all solution. But with that said the roof is a simple hip and is not part of the problem. Notice that above the crawl space vents the organic growth is not as prominent as it is in other areas (alas ventilation).
My judgement is that the home is not properly insulated and has a deficient vapor barrier which is allowing conditioned air too vaporise on the back side of the stone work. I could not tell from the pictures what type if any roof ventilation is installed. If there is no attic ventilation a simple fix could be too install soffit vents which would allow conditioned air to rise through the space between the frame wall and the stone and be dispersed to the exterior before vaporizing
I have come to find out that Insulation was not installed in homes made of Stone and Brick in the 60’s. This past weekend i cut more vents in the soffit so i could install Baffles for when i blow insulation in the attic. My roof only has 4 roof vents, I know i need to add 2-3 more. So your theory could be part of the problem also. Like i said in a earlier post there was no vapor barrier under the house for almost 3 years . So that could be a reason too. I’m sure there’s not just one reason it’s doing this. It’s probably a mulititude of things.
What is the easiest way to clean mold? Will soap and water work?
I vent for every 300-400 sq." of attic.
This is a very good vent.
A roofer can install it with little problems.
I do not like low profile venting myself. Ineffective and covers with snow easily.
.
The vents I bought at Lowe’s say 1 for every 150 sq ft of attic space. My home is 1000sq ft. I currently have 4 of them on the roof.
You are good to go.
You can install our own insulation Brandon. Fiber bats.
Not hard and a friend can help.
Follow the directions and use a reflective vapor barrier and you are good to go and will save $$$$$$.

yeah if all the drywall was tore out or all the stone and black board was taken off the house. lol
The attic.
Did they install weep holes in the stone? Looks to me like that is the problem. Or the lack of weep hole is.
There you go.
OK.
French drain . 3 feet wide 6 feet down of level with the footprint.
Wash the wall wish high pressure 3000 psi and a cement scrub. It will take of contaminants. You will have to scrub with an aggressive plastic or nylon brush " floor brush." poll with a 12-14-16 inch brush at the end.
I use dimple board and ram-set to wall or blue-skin. Its a job and you have to know what to do…
