I recently had a call where a new homeowner (moving in the same day he called me out there) stated his ceiling fan would’nt work, as well as a couple outlets were dead… the following photos are a few things I found during repairs… The homeowner claims he did have a home inspector go through the place… Is it possible for someone to call themselves a home inspector & miss these things??? They’re purely blatant in my eye! icon_eek.gif icon_eek.gif

The homeowner was moving into this house the same day he called us for service… I took the preceeding photos myself, so the existance of the violations is fact… He showed me a computer print out with a date of about 2 weeks before the date I was there,… It mentioned a broken faceplate in the living room & some plumbing issues (copper /steel connections w/o dielectric fittings)… but nill about these things,… There were also outside outlets with no w/p covers, a doorbell xfmr that was hanging from the wires; I couldnt get a decent photo of,… I highly doubt the new homeowner put this crap in just before I showed up the same day… The homeowner only mentioned a ceiling fan not working (the remote control receiver is pictured hanging from the romex… no box, but the hanger bar from a ceiling fan box kit was present?


icon_confused.gif & he had 2 outlets in a bedroom that didnt work, (troubleshot open grounded phase to the open box pictured)… The other things I asked him if anyone had made him aware these were hazards!

Ah Randy,


If a Licensed electrician can do it, a home inspector can miss it.

Don't tell me you haven't seen similar things that you actually know were done by a licensed electrician.

Isn't it amazing what human ingenuity or slothfulness can do or put up with?

I figure, regardless of the trade/profession name, there's at least 10 - 20 % that can do work of this quality.

Yes, I have come across some pretty shabby installations done by everyone from actual contractors license holders to basic “I know how to make it work” homeowners & handymen…


I'd figure someone with a trained eye for hazards would catch things like open splices around a switch, right above a doorway! ![icon_eek.gif](upload://yuxgmvDDEGIQPAyP9sRnK0D0CCY.gif) or open 4S boxes right inside the attic entry!
