The 3 stages of trying to stop the flashing from leaking. Each probably applied about 1 year apart.

None of which made any difference as the actual seal is broken away and no longer in place!

I see Robber Boots that have failed almost weekly. It seems to me that quality roofers should consider installing collars (sold at Home Improvement Centers) above the boot during the original installation to protect the boot from direct sunlight and basically act as a sacrificial boot to ensure the boot lasts as long as the roof.

Thus, installing Silicon products that can handle those conditions, with no extra work involved.

What’s the purpose of coating shingles? Seal leaks and/or attempt to get 1 more season out of old shingles. Normally, tar is used to repair a damaged shingle or two when you don’t care what it looks like. Using tar is a temporary fix, not a permanent repair. I would say the coating indicates an attempt to extend the life of the shingles that may be at or beyond their useful service life. Recommend to have the shingles replaced. At minimum, have them evaluated by a licensed roof contractor to deem the coating satisfactory or unsatisfactory & provide remaining life expectancy.

Which, IMO, for the above posted roof, there is none. I would write it up as “Failing/Failed”!

So, here is a long-winded comment. We know nothing about this coating system other than that it is unconventional we do not like it.

The shingled roof had a tar-like spray coating over the entire surface. In my opinion, the coating is an attempt to extend the life of the shingles and mitigate leaks and wear. The condition of the shingles under the coating was not ascertainable. These coatings generally void all manufacturer warranties, and the long-term durability and reliability of this coating are suspect. I recommend further evaluation by a qualified roofing contractor to determine if replacement is needed or perform any repairs as needed. I recommend asking the seller to disclose all documentation such as invoices and warranty information.

Here’s where Florida Power & Light promoted a roof coating program to save energy.
It costs them millions for the screw-up.

FPL reported in court documents that its partnering contractors coated 4,711 asphalt shingle roofs,
including 1,358 in Broward County, 2,354 in Miami-Dade County and 12 in Palm Beach County, from
2007 to 2009. An FPL spokeswoman said she does not know how much the utility spent to coat the roofs
over the past few years.
In 2009, the utility went from paying the full cost of coating to rebating 50 cents per square foot of roof
over air-conditioned rooms. Based on that figure, FPL would have spent $2.4 million on the 4,700 roofs if
they were 1,000 square feet on average

The only thing I see that works in Florida are the lead boots. They tend to work right up until the squirrels get a chewing on 'em.

Then you get a bunch of squirrels that go crazy. Very few homes I inspect have anything other than lead boots over PVC. There are some that are some type of plastic, but I don’t know how long they will last. I’ve seen it on a couple of the 11 months I’ve done recently.

I rarely, if ever, see roof boots last the life of the roof covering. They need maintenance or replacement. The OP’s photos need replacement.

Some sealant is good practice. Life of which is determined by the quality of materials used. Residential materials used are typically pretty crappy.
