On the second floor of a 4-plex, the common balcony serving the two tenants has guardrails that are 36 inches in height.

Are we inspecting this as a commercial property using the IBC or a 1-4 residential property using IRC or is neither of those applicable?

IBC and UBC. I don’t believe that the IRC covers 4-plexes. Correct me if I’m wrong. Wouldn’t be the first time or the last.

No, you are correct…IRC is 1-2…my bad! With that in mind then I’d say that was an R-2 occupancy, right? I voted above then.
