Hello all, I just completed a new house. The compressor disconnect-box top has slope towards the wall (please see the photo). I think this is an issue, since water will be shed along the vinyl siding and protentional enters the penetration. Is this correct? Thanks a lot!
Not something i would write up. Looks fine.
It’s fine. Don’t forget the receptacle within 25’ of the compressor.
I like the way you are thinking…follow the water. Wall protrusions should be sealed. In this case, you cannot see it. The small surface area and slant are not a concern. And, you cannot report on what you cannot see. So personally I would not report on this.
Not a problem, this is the norm for installing disconnects, at least in SW Ohio. On the other hand I do call out meter sockets that aren’t properly installed and flashed.
typical new construction, nothing I would have reported on…
If I can see that there is an opening into the home not sealed, I usually put it in my report. I think if you look closely at the picture, you can see that opening. How much water will get in? Probably not much. But some, nonetheless.
The 120v outlet Parks is referring to (210.63) was first required with the 2002 NEC. If your house was built before then it was not required.
what are You a mouse or something???how can You see that ???of course I have been wearing bi-focals for years…
It looks like the spacer tab on the back of the box.
I typically don’t call it out on vinyl, because of the wrb, but I do call out the lack of sealant around the box on block wall construction.
Won’t be long until I change the name of my business to…
now that is funny Tom thanks for the laugh…there is a reason we retire and I did that in december…looking forward to cataract surgery in my future…
of course You know kids used to call me mr.Magoo in school and I was forced to kick the livin spit out of them…do I need to come down there???
No need to Jim. I’ll kick my own ass for you, but I really didn’t mean this to reply directly to you, but just a general gesture towards what RE agents want us to be…
no problem partner Im still chuckeling…
Glad I had to put my attack cat on “stand down” mode. I was getting worried that I might have to wake him up…
Sorry for taking the OP’s thread off topic. DISCLAIMER: I may or may not do that on occasion.
New build Bob. You are correct no reason to point it out unless a new build.
No reason to point out the outlet,. Period. Typically the front or rear outlet qualifies. Soon as he says it has to be within 25 feet etc. the realtor says, “I never heard that before.” and he replies, “It’s code.” and there’s that word you say no one but you can use.
The way you presented it made it seem like every house had to have it. In my neighborhood no houses have it. They don’t even have exterior outlets.
If your going to post, make it complete so we don’t have to go behind you and fill in the gaps.
Just for clarity I wouldn’t call this a fuse box.
