NO installation of any interior basement drainage system STOPS further deterioration n further water penetration, NEVER happen

he says, damage almost always occurs BELOW floor… i’ve seen many deteriorated, disintegrated blocks just ‘above’ the floor, just sayin man

Duh, can some see WHY the Int system crooks want to cover, hide, conceal part or all of these basement walls? HELL------------------------------------ooooooooooooooooooooooo

They don’t want the homeowners, potential homebuyers, home inspectors etc to SEE water, mold, efflorescence, wall bowing in, crack widening, deteriorated blocks

Here in St Clair Shores, young chick just bought this joint…1st house

she had 7 other companies over… all wanted to install an interior drainage system = incompetent, crooks etc

the SELLER’S patched + painted over cracks in walls + deteriorated blocks, sure did

she says higher bids $15K ish for a wiener filled INT system… this was 7 ish years ago, MORE $ now eh

we did the job, EXT waterproofing $4K back then… and yes MORE now lol

There were multiple exterior cracks in the block walls, bottom course deteriorated and some other direct openings into basement (around windows) so THOSE were WHERE the stinking water was getting in , had NUTTIN, zip to do with a need for better drainage or drain tiles pftttt

So as home inspectors, ummm don’t CHA’s think you could HELP your clients more if you see-know some of this shtt? I see a few HI’s call these INT systems out, warn potential buyers but not many, just sayin – some might begin to cry now lol (Yeah i get it, some home inspectors are IN-BED with some INT system companies === kickbacks $, scam, fraud)

To some degree, I understand why some HI’s don’t call out Interior systems, I mean, they can’t blow the deal and not get more work out of their agents. It’s a bread & butter thing. My problem is with the big patch job on the wall. That cry’s out foundation problem for the client and a lawsuit for the inspector. Personally, I would have at least mentioned it the report so the client was informed and I covered myself.

Just to add a little insight. As you mentioned, they have covered up all the damage. It is difficult to call out something you cannot see.

Therefore, we are left with an opinion on a mitigation system without visible defects. And, we are cautioned in our training not to grade a repair as well as some SoP limitations.
