Deteriorating brick

What are the common causes for brick on the exterior to deteriorate? I did a home that was 30 years old and the brick looked worn out.


Also, is there a way to prevent further damage? Some kind of spray? Something?

Water is enemy #1. Correct faulty grade elevation at brick. Correct


any negative slope conditions causing water to run towards the brick.


Improve perimeter drainage system and or conditions near brick.


Adjust any and all sprinklers so as to not spray on the brick. Spray


on sealers seem to be a band-aid approach. Water always wicks

Mechanical weathering is the number one thing that will deteriorate a brick. Water being the main culprit as it penetrates the surface of the brick and mortar and freezes into ice. A good quality, commercial grade masonry sealer can slow this process down as water cannot penetrate the face of the brick. Contact your local commercial brick supplier for recommendations on the right sealer.
