Probably write things like that up in 4 or 5 out of ten homes too!

Jeff -

Don't you and Joe ever get tired of nit-picking the little stuff. You're never gonna be considered a "good little home inspector" with the realestators if you keep this up.

I’ve developed a bit of a reputation (if you can believe that) with the local agents for finding things like this in almost every home.

"If there's an electrical problem, Jeff will find it," I've heard on more than one occasion.

Doesn't bother me a bit.

Just curious Jeff, what is the average age of the homes in your area? Looks like many of your pictures are older homes.

The older homes in my area date back to the early 50’s and late 40’s. A much larger percentage dates in the early to mid 70’s (those seem to be the homes fitted with Zinsco panels and precast Rampart Chimney’s).

In my immediate area (Santa Clarita Valley) of about 100 square miles, the percentage is turning toward homes built in the late 90's and early 00's with an additional 15,000 new homes projected this year and a starting cost of about 775K for 2500 sq. ft. on a 1/4 acre lot.

I thought you had a bunch of that age home from your pictures. I used to have several neighborhoods of that age, and found many issues you describe in them. I prefer the newer neighborhoods, but, they all make the map.

![icon_eek.gif](upload://yuxgmvDDEGIQPAyP9sRnK0D0CCY.gif) Ouch. God Bless MS (Mississippi). You could buy 5 or 6 similar houses here for that money, on bigger lots.
