The older homes in my area date back to the early 50’s and late 40’s. A much larger percentage dates in the early to mid 70’s (those seem to be the homes fitted with Zinsco panels and precast Rampart Chimney’s).
In my immediate area (Santa Clarita Valley) of about 100 square miles, the percentage is turning toward homes built in the late 90's and early 00's with an additional 15,000 new homes projected this year and a starting cost of about 775K for 2500 sq. ft. on a 1/4 acre lot.

I thought you had a bunch of that age home from your pictures. I used to have several neighborhoods of that age, and found many issues you describe in them. I prefer the newer neighborhoods, but, they all make the map.

 Ouch. God Bless MS (Mississippi). You could buy 5 or 6 similar houses here for that money, on bigger lots.
