Double booked inspections

I was having a conversation with my friend who is an inspector. It turned out we had been booked for the same house, for the same client, by the same agent. Just one on Monday and the other on Friday.

He’s going to call them out and back out, I wanted to just get our inspections done, collect the fee, send the report and not even worry about it.

Why would they book us both for the same house? From their standpoint, besides just different reports to possibly bargain with.

I have done inspections when the client booked 2 inspectors on different days. Usually high end homes.
I don’t have a problem with it. I do my thing and collect my fee!

Realtors playing games.
As you know, they have little to no ethics when it comes to inspectors.
They will text and book multiple inspectors on different days before they actually have an approved offer and inspection confirmation, so when the offer is accepted, they can “push on through” with whomever they have booked on whichever day.
If you’re lucky, they will cancel all other inspectors the night before their appointment.

It could be for a few reasons. I have had this come up before because the buyer wanted to make sure everything in the home was reported on! The old saying of “two eyes are better than one” holds true! We all see and report things differently.

Yes, and another reason is the Agent is trying to find the CHEAPEST inspection for their client to be able to look the ‘HERO’ by saving them money… usually at any cost to quality!

Most likely they are waiting for financing, ping to cancel one inspection, keep the date that works the best with the date financing comes in, quite dirty but it has happened to me

Somewhat related - a while back when the housing scarcity was at its worst and every house had multiple offers there were some agents requiring inspections be scheduled and prospective times/days submitted with the offer. This is total BS and just throws a wrench in the spokes of our whole industry. It wasn’t uncommon for a popular house to get 20 offers… So, 19 inspectors are supposed to be holding a spot on their schedules and then get cancelled on? The trend has died off for the most part, thankfully. I was considering talking to the REA board if it continued.

At least they didn’t book you both for the same time slot!

I’ve had this happen to me in the past and it wasn’t the REA but instead the client who wanted 2 inspections.

Personally I have no problem with that as long as I’m getting paid for my services.

Why are agents booking for clients? The buyer should be the one making appointments, not the realtor. In Ohio this would be an ethics violation, an they could lose their license.
