After a realtor reviewed the inspection report, he contacted me about some stains that were noted on the ceiling. Being worried that the stains might make the buyer reluctant to pursue the deal, he asked to mention that the stains are old and free of moisture. I explained to the realtor that doing so is not possible without having a licensed roofing contractor come out and repair the missing shingle on the roof.
So, just curious, did you test the stains and determine if they were dry or damp on the day of the inspection? Are these stains in the vicinity of the missing shingle? What was visible in the attic of this area?
