Hi all; found this in the attic today; never seen this before on any inspection I have done. You could see right down into the fireplace surround. I would suspect this will create a stack effect and suck warm air from the house into the attic. Any thoughts on a report comment for this?
Yes, that needs to be properly sealed over and then insulation placed on top. Looks like it was once sealed over with plastic sheeting and insulation on top of that! All of the old insulation is down in that cavity which has created another issue with the insulation being on top of the firebox.
