Garages

One of my inspectors and I got into a discussion about attached versus detached garages. Is there a specific definition that we can use?

The garage in question was attached to the main structure via a short, framed, stuccoed walkway. The roof was not attached and there was no door directly to the living area.

I define any “out” or “detached” building as one that does not share a common wall with the main structure.

When the garage does not share a common wall, it no longer has the elevated fire rating requirement.

Thanks, Jeff.

I like that perspective.

Ya might want to add “common roof” to that definition… sometimes the roof line goes over an open car port or patio area and continues over what I would consider an “attached” garage… 2cents!

I would still consider it a detached garage even if they shared a common roof. This has much to do with my reporting style.

If I report the garage as attached, I include comments on the fire wall and related systems. As I said in my previous post, a detached garage does not have the same requirements [even if it shares a roof].

I guess it's mostly a matter of preference. ![icon_wink.gif](upload://ssT9V5t45yjlgXqiFRXL04eXtqw.gif)

Gotcha Jeff… but now you have me thinking about what the NEC considers “attached” or “detached” … there are different electrical requirements for each … so I will have to do my research… this is why I enjoy these BBs so much… they always either teach me something directly or they make me do research…
