To any member:

I’ve been asked if I inspect condos and co-ops. Is there any special training course I need to preform this service.

Thanks for your help.

You may get more responses if you put the “nature” of the help needed in the subject line.

You need to know issues & codes involved in multi-family housing. Yes, there is training but I'm not sure where you can get it.

A condo is a dwelling unit. Just keep in mind that there a “common areas” which will be handled by the Association.

There are not many differences to the inspection but here are some points to consider:

Access to roof for A/C Inspection (if on the roof)
Check for Concrete Spalling at the unit Balcony if above the second floor.
Remember the Main Disconnect for the power is usually in the Utility Room. Get access
Depending on age and location FPE panels are common if it is old.
    Water Heater requires a Pan
    Check Shower Pan
Check exit widows - Must allow for emergency escape

I would NOT let the "codes" comment scare you or stop you...you will never know all of them in time to do a condo.

Attic access is very important to determine if the units are separated by firewalls all the way to the roof.
