All good options.
Remember, this thread, along with my comments, are all geared towards the OP that basically doesn’t know these things. I am trying to get him to see and think about what is best for what he wants for his business and clients.
Would be nice if he returned to participate.
Many don’t, after they think they have the “one right answer”, which doesn’t actually exist!

In my opinion, no one wants a separate report for an ADU on a residential property unless they have the option of not purchasing the ADU.

I think the customer would like to get thru the main structure defects then scroll down to the additional structure with a clear delineation.

Which is my concern with ADU location tags intermingled in the report.

One reason that I like using the “location tag” option is because it groups all the similar items into one section of your report. So if the client or agent is preparing a repair request list, they don’t have to sift through several sections or separate reports to put together the “electrical repairs requested” portion of their list.

For those that missed it…
That’s a ‘dig’ at Spectora users (in general) that need all the help they can get onsite!
Honestly, can you imagine running a full, thorough, in-depth report with no Template to manage your process? All while the Agent is hanging around, waiting for their instant gratification report? UGH!!
LOL.

Having a command of the software is paramount. I have a generic commercial template but I make my decision on how I am going to report before I get onsite. Multi unit apartments vs multi tenant strip center vs flex warehouse etc. My “onsite” note taking and photos will be inline with the template I have already formatted in my mind.

The only reason why I do not complete my template beforehand is because I typically do not have all the suite numbers, tenant info etc.

I would not know how to do this in spectora, but I am sure there is a way to make “place holders” as things unfold.

I couldn’t imagine doing a report without a template, but I hope people could do an inspection without a template, lol. I think there are some that basically use their template as a crutch so they know what to inspect (regardless of the software). That is not a good practice in my opinion because it basically pigeon-holes you into only looking for certain things.

As for the template thing, most mobile inspectors templates are nothing more than ‘placeholders’ that hold narratives, very much what you seem to know so much about in your comment. :wink:

Those of us with true Commercial experience, know exactly what you are talking about, because we all mostly do the same (in our own ways?).

On a very basic level, yes it will help someone not to forget or overlook something. Good. Because, you cannot report on something you did not evaluate. So an SoP based template is definitely important.

I am sure it is a crutch for newer inspectors combined with a “purchased narrative library” which gives them a launching pad. Good again.

But eventually I would hope they outgrow all of that and THINK for themselves.

I handle these reports basically the same way I would handle a duplex, triplex or quad. On a duplex unit 1 or the main house is listed at the top of the report with all exterior areas included for all units listed. Then I list unit 2 or guest house as interior features only and start my photos with the front door of the guest house. You just have to be mindful of the order in which you take your photos so they are properly sequenced and use location tags as needed. It makes for a much cleaner report.
