It is a casement window type. The crank and window locks are operable.
The window sill is sloped away from the window, Mortar in brick is in good shape.
The exterior of the window is less than 72" from the ground so the Interior height does not need to be 24" from the floor.
There is a hole in the screen that must be replaced.
Child Proofing Windows and Stairs:
Use of safety gates in a doorway or stairs. Pressure mounted gate, fixed in place by pressure against the doorway or walls. Not suitable for top of stairways.
Hard-ware Mounted, Recommended for tops of stairways.
Railings, Stairway with four or more risers needs a continuous handrail 34-38" tall on one side, balustrades not more than 4" apart.
This is the trim on a garage door. The trim was too close to the concrete and moisture wicking occurred causing wood rot, high moisture readings and pest activity. Further investigation was advised and repair of all areas affected at the garage trim.
The moisture meter is one of the most used tools that I have in my tool pouch. There is one that is used for surface measurements which is non invasive and a pin type for probing into wood, sheetrock and to check for leaks around toilets.
I chose a picture of the aluminum fascia missing. You can see that the wood is rotting underneath. The soffit is loose and water could penetrate this area. I would also go in the attic and check the top plate, ceiling joist, and rafters for any sign of water damage.
This is a frost proof hose bibb. The stem of the bibb extends through the wall and into the interior of the home. This allows the water to be shut off in the interior, thus helping prevent the possibility of frozen pipes. During the winter hoses should not be kept attached to the hose bibb.

I’m writing about the ice barrier on your home. If it is done correctly your roof is don with a 24 inch roll of ice and water shield than the felt paper is done to the roof ridge. THan all the drip edge is done, After all of this is complete the roof is than completed with whatever type of roofing you would like to use. And as I have stated if all is done correctly there is a very minor chance of ice building up past the ice and water shield and entering into the house…
In a Lodg homes, clearance from grade to the upper edge of a trim board, should be no less then 12 inches. Sill log have to be connected to foundation by bolt extension.From the foundation, there is an anchor that is going through the piece of wood size 2#8 inches, then going through the plywood and only then, connected to a bolt extension using coupler.
This interior stairway had all the correct components. The balusters were spaced less than 4" and extended to the stairs. The handrail was sturdy and the guarding was of the mininum height requirement. There was a handrail for all areas greater than 4 treads and a three way switch and top and bottom of stairs.
A garage inspection is important from a safety perspective for both noxious gases and fire. This window is showing signs of failing and appears fogged. The fogging may be caused by a window seal which has failed. The white snowflakes on the window surface is known as silica haze. Its presence is believed to require window replacement.
Homes may contain several various exterior design features. Although they are often confused with one another, they possess various unique distinctions. The most common exterior design features that one may come in contact with are decks, porches, balconies, verandahs and patios. Each are unique in their intended use and history.
This picture shows a great example of window water intrusion at the window sill. It has completely destroyed the carpet which could possibly lead to mold damage. There is also an electrical outlet under the window so it is possible that it was also affected.
I chose a picture showing the insulation around the chimney. It is very detailed in showing everything that the chimney must have. At the top, it shows the roof rafter and right beneath that it shows the chimney insulation. To the left of the insulation it shows the correct soffit vent.
The bushes in the picture are rubbing against the siding material. This causes moisture to be trapped against the siding (stucco). This can cause moisture problems on the structure. I recommend trimming back the bushes so they are free and clear of the structure.
Vinyl siding expands and contracts with temperature change. Nails need to be placed in the center of the slot and driven in straight. Do not drive the nails tight to the siding. Leave about a 1/32 of an inch clearance between the nail head and the siding. This will prevent buckling of the siding when it moves.
