Found these two casement windows in operable condition. Sill pitched away from home to shed water. Lintel clean with no evidence of rust. Caulking around windows needs minor work. Vinyl in good condition. Shutters clean and no damage. Would suggest trimming bushes back from wall to prevent moisture intrusion.
The chimney chase is the outer frame of the chimney, it may be constructed of brick,concrete block,stone,metal or framing with siding. Flue carries fumes,gases,and smoke from fireplaces or furnaces. Clay tile,metal are common flue materials. Chimney cap normally made of concrete covers the top of chase and prevents water and animals from entering. Cap should be 2" thick. Rain caps attach to the top of flue allowing gases to escape but keeps rain from entering the flue.
The siding or cladding is in need of replacement or repair as soon as possible. Visible damage can already been seen on the wood framing and further exposure to water and/or the elements will cause more damage to the structure and possibly cause injury to the inhabitants.
Masonry is under attack from so many constant variables. Water penetration and freezing causes spalling. Poor backfill conditions cause horizontal cracks in the foundation which is bad news. Driveway is constructed of concrete. There are visible signs of ponding of water marks. There evidence that the driveway slopes away for the garage doors and sloped away from the house. The driveway structure shows no signs of cracking. There are few small areas of pitting that are very small in nature.
Garage doors are typically are among the heaviest moving object in the home and ae held under very high tension when opening and closing. Injuries are not uncommon due to garage door mishaps. A majority of the injuries caused by garage doors result in fingers being pinched. Severe injuries as well as death have occurred due to entrapment. Deaths have been caused by garage doors that did not automatically revere upon contact when mostly children get caught under the door causing the injuries and even deaths.
incorrect vinyl siding. In this photo you will see that either the homeowner or contractor improperly installed this vinyl siding, there was no correct lapping causing the vinyl to sperate during expansion and contraction. in my opinion there is also no building paper installed so now the sheathing is exposed to the elements
This is an image of asbestos cement- based siding.The bottom edges of the siding during the time of the inspection were broken at the bottom all around the home. Damaged and cracked siding in numerous places. Vegetation growing on the siding and around can create more moisture. Damaged asbestos siding can be hazardous an allow water moisture to enter the home causing more damage. Recommend be repaired and further evaluated by a professional.
it seems to me like it is risky business allowing the agent to sign the home inspectors paper work like the article has stated many of these cases have gone to trial. my opinion would be to exhaust every option before letting the relator sign

Also tap on the siding to see what the material is made of, Aluminum should sound hollow.
A section of soffit at the rear of the house (by the dining room) has become detached from its supports. This needs to be repaired to prevent any intrusion by pests, and possibly the intrusion of precipitation. Additionally, there is insufficient ventilation along the length of the soffit, which may be causing the attic space to be under-ventilated.
This is an image of a downspout and a wastewater pipe from a sump pump.The downspout does not have an extension on it which raises the possibility for a leak at the foundation or into the basement.The grade is sloped well away from the home ,but the downspouts should still have extenders to carry water away from the home.

This is picture of a sidewalk. Where the sidewalk meets the driveway the sidewalk slab has sunk lower than the driveway creating a trip hazard also the sidewalk slab has a crack across it I would suggest to client that it would need to be replaced but not a deal breaker

I chose aluminum siding. Aluminum siding is popular for it’s lightweight durability and cost. It is easy to paint and aesthetically make the home the way you want it. Cons, are that the paint where is easy and the siding dents and scratches easily.

The vynil siding is in good condition. There are no areas where vegetation has rubbed nor is there any indication of water damage behind the vynil. The fascia and soffet have no signs of mold or water damage on the outside area.
