Extensive fungal rot was found in the guardrail posts. This is a conducive condition for wood destroying organisms and can compromise the stability of the posts. A qualified person should further evaluate and replace all rotten would as necessary per standard building practices.

I landed on Wood Siding inspection for my article. I learned that the nailing technique is very important when it comes to wood siding. Box and siding nails are usually used for face nailing and casing nails are used for blind nailing. Either way, we must make sure the nails are rust proof and corrosion resistant.

Kickout flashing has a definite purpose. Its purpose id to protect the wall or chimney that goes past the gutter. If there is no kickout flashing water gets between the gutter and wall or chimney and could freeze there, causing damage to the wall or chimney. Lack of Kickout flashing is a defect that should be included in your inspection report.

This article was about determine the age of a building structure. There are many different ways to estimate the age of a building. Indicators that can be used are the hardware, wiring, electrical receptacles, flooring and architectural style. All of these can aid in estimating a buildings age.

The phote attached shows 1 of 5 defects observed during the exterior inspection. The wall covering material is clapboard. The south facing exterior wall has 4 boards that are cracked including 2 that are located over windows. The 5th board is sperated by 1/4 from its adjoining horizontal board and the foam vapor retarder is clearly visable. Recommend that occurrences require further evaluation from a professional.

As a Home Inspector understanding nomenclature can be a crucial step in maintaining credibility. Believe it or not there are several exterior design features that are often misued or misidentified. They include, decks, porches, balconies, verandas, and patios. Decks are simple, they are generally raised, uncovered and attached to the back of the house. A porch is typically a covered entrance at the fromt of a house. Balconies not to be confused with decks, can be decorative platforms protruding for upper level walls and do not provide access to the ground. A veranda is simply a open covered porch that extends around the front and sides of a building. A patio is a non covered recreational area that is typically paved.

With some types of siding, there are special pieces used to finish joints where two pieces of siding butt in the field of a wall. These accessories hold the siding in place and keep the joint weather-tight. If the siding is butted too tightly to these joints, it will buckle. There should be room for the siding to expand and contract behind this detail without buckling.

Asbestos fibers are a proven health hazard if inhaled. Asbestos dust is a known cause of a type of lung cancer called asbestosis. Mesothelioma, another deadly form of cancer that attacks internal organs, can also be caused by exposure to asbestos. However, asbestos cement siding that has been properly installed and is not in a state of decay presents no health risks as long as it remains undisturbed. This is because the cement binds the asbestos fibers and prevents their release into the air, under normal use and maintenance.

While inspecting the entry into the home, I observed the siding is within the allowable distance of 4" minimum from the top of a concrete surface to the bottom of the siding. The bottom of this siding was at approx. 5 1/4" high and well within the acceptable range.

Chimney failure and collapse can be a major issue after a natural disaster or by improper installation techniques. All though they are rare, they can cause a serious issue for the safety of the occupants and the structure itself. After a chimney collapse, repairs can be extensive and costly. Several things can be looked at to provide information to the customer in order for them to hire a professional that specializes in chimneys.

A few signs of an issue with the chimney are; mortar joints that are crumbling or missing, bulging bricks, siding or whatever material is being used, gaps between the structure and the chimney itself and the chimney leaning or tilting away from the home or structure. If any of these are relevant during an inspection, the findings should be documented with photos and written explanation of the findings within the report. Also, make a suggest that a structural engineer or chimney expert make an evaluation regarding the situation.

The exterior wall covering consists of two siding materials. Vinyl siding and manufactured stone have been installed on the building structure. There are some major concerns at the base of the manufactured stone. The exterior wall base does not have a 6 inch minimal height separation from all ground soil and vegetation to reduce the risk of moisture intrusion and building material decay. It appears that moisture has migrated behind the manufactured stone and there is a visual observation of missing siding material and water is prone to entering the building structure. An immediate correction is advised. Also note that the building structure does not have a rain gutter system installed and this also increases the risk of water intrusion into the building structure.

When two elements (in this case ground soil and brick) come in contact with each other a bond is established to allow water(soil moisture) to wick into the brick and then it finds a point of evaporation above ground level to come out of the brick and pretty much causes a decay of the masonry.

This exterior hose bib shows signs of high pressure. The water pressure going into a home should be between 40-80 PSI but all appliances have different PSI ratings and should be checked to know what pressure you should have behind your water coming into the home.
