While a mold testing course is offered via InterNACHI’s website along with a badge the State of Florida still requires that all mold inspectors and remediators be licensed in addition to the Home Inspectors license. Florida offers several links to other companies that offer both the classes for free and a paid test. This fee can range to almost 500 for inspection and 500 dollars for remediation certification.

I was hard pressed to find a substantial amount of mold until this photo came along. While this is not my photo this is a good example of penecillian mold in drywall. In years past I have encountered this type of mold while working for a water restoration company. The process to remediate and remove is long and expensive.

The picture that I post was carpet thats in a high traffic area; an area that track outside Particles and trap into the carpet. Carpet also as spill spot that as not been picked up right and it can turn into mold.

I have learn a lot about mold and what they can do. I learn that mold grow fast in a high humidity area. Mold spores are airborne, can travel through ducts and vents, and can cause allergies or worse infection.

During an inspection there was a noticeable strain around the base of the toilet. Using a moisture meter it was confirmed that these area was damp. It is recommended to have a plumber assess the situation as soon as possible to ensure the toilet is securely fastened to avoid water leakage and eventual mold and mildew growth.

A mold inspection should start with an unbiased opinion and with the thought that there is no mold present. The idea of the mold inspection to to either prove the theory that there is no mold to be corrected or to disprove it.

This photo shows a water heater in a utility closet, this area with the water heater along with the furnace is a confined space and a possible location for mold growth. This area would need to be monitored for moisture and possible mold growth.

The article on thermal imaging discusses the benefits and limitations of what this tool can do. Showing a customer where there is heat loss or heat concentration can be very helpful for a customer and their energy use going forward.

It is amazing how fast mold can grow and spread throughout a home due to the high moisture levels. The type of health hazards are many and we still don’t know all of them. It just amazes me how dangerous a natural organism can be.

Mold is a natural part of the environment and plays an important part in nature by breaking down dead organic matter such as fallen leaves and dead trees; indoors, mold growth should be avoided. Mold reproduce by means of tiny spores. The spores are like seeds, but invisible to the naked eye, that float through the air and deposit on surfaces. When the temperature, moisture, and available nutrient conditions are correct, the spores can form into new mold colonies where they are deposited. There are many types of mold, but all require moisture and a food source for growth.

The photograph I have shared was from an inspection I recently completed. The photograph is of a bathroom vanity that has signs of water intrusion. There are signs of some type of microorganism growth on the walls of the vanity.

When it comes to mold, prevention is the best way to deal with it. A damp smell is a good indicator and should be looked into. Homeowners should have be all plumbing leaks and sources of water intrusion, which can quickly lead to mold growth inspected and fixed. Home inspectors can get training to identify mold.

The presence of mold should be suspected wherever indications of past or present water intrusion is observed.

This photo under as kitchen sink shows a peeling veneer, probably a result of a water leak. The area was dry at the time of the inspection and no leaks were observed when running water from the faucet or testing the garbage disposal or dishwasher. It is therefore unclear how long ago a leak occurred, how many times it occurred, or how long this area was wet.

I neither saw nor smelled any indication of microbial growth, nor did it appear to have been repainted recently.

Door locks improve the security of homes, but they can be defeated. The common pin-and-tumbler locks found on most exterior doors are vulnerable to both picking and “bumping.” The latter requires only a specially modified blank key that normally fits the lock and an object that can be used as a hammer.

The modified key is inserted into the lock, withdrawn slightly, and turned to apply a slight pressure while tapped (bumped), which momentarily causes the pins to jump upward in their sleeves just long enough for the tumbler to turn with the slight pressure, opening the lock. The modified keys are currently legal and readily available, and the technique is apparently easy to master. Tutorial is even available on YouTube.

In this picture we see a curtain rod with curtain draped over the window. This is an attempt to protect the wood window and additionally to seal the room from draft.There is visible discoloration in the lower left side of the shower wall that could be mold. What the homeowner does not understand is that by covering the window in this manner they are trapping moisture between the window and the window side of the shower curtain. Without ventilation the window wall and the curtain trap moisture and can result in mold growth.

mold.jpg This photograph shows the results of high water intrusion due to flood. Mold like this can appear rapidly if gone unchecked. Because of the size of this mold intrusion it will have to be professionally mitigated by a licensed professional mitigation company.Following the removal of the contaminants the mold will have to be killed then encapsulated with an approved paint before new sheetrock can be installed.

Mold Growth And Water Leakage:There is important relation between the water pooling and mold growth at any site ,as you can see in this picture there was water leaking under the kitchen sink which went unnoticed for long and hence mold tend to grow but as soon as water leakage was taken care , there are remnants of that growth and no active growth .

Moisture And Mold Growth are interrelated to each other . Relative moisture level should be checked frequently and kept under control below the level conducive for mold growth . certain temperature between 40 degrees to 100 degrees is needed for mold growth as well . Therefore crawlspaces , basements and attic spaces should be checked regularly for water lodgement an pooling and spaces shouldnot be too cool conducive of mold growth.
