The soffit on the east side of the building has apparent moisture stains. The moisture is most likely coming from a cut in the roofing membrane located above the water stain. Moisture intrusion is the primary cause of mold producing conditions. Recommend evaluation and correction by a qualified contractor.
I read the article, Mold, Moisture and Your Home. The article was primarily targeted to the consumer audience rather than an inspector. The clean-up section provided good guidelines on the appropriate approach to different size mold problems. I think this article would be a good article to pass onto clients.

This picture is of an unfinished portion of a basement in a one family home. The water stains on the base of the framing as shown is evidence of past water intrusion. There was no damp or musty smell in the basement or signs of current moisture damage. This was sign that possible mold growth could have been present but not currently visible.
The image examined for this essay was attic condensation-2d. The presence of any moisture especially in a warm and humid space that an unventilated attic space presents is an invitation to mold. the warm air leaking in from light fixtures that penetrate the ceiling below and the cold surface of the roof exterior creates condensation and results in moisture. Moisture plus the surface of insulation and wood rafters are perfect for mold growth.
Since i wanted to know more about afci, i went to afci testers. I learned that they are expensive, that they are ineffective, and not widely used. This left me at about the same position i was in before reading the article.

Bulge in the belly was a picture I looked at showing us what can happen when your tub has a pipe leak, failed seals, or water splashing out of your tub. If you have a bad seal water can leak into the floor. If you have a leaky pipe water can collect under the tub until your floors or drywall become saturated with water and bulge until it burst. In my case I had a slow leak and overtime I developed mold throughout the floor joist, sub flooring and up some wall studs and not to mention a hole in the kitchen ceiling below the tub. Turned out to be a gut job and emptying the savings.
The photo appears to be an example of one of the most common types of mold found in homes in areas prone to moisture - Stachybotrys chartarum, sometimes referred to as "black mold. Chronic exposure to black can cause health concerns.

My essay is on duct system’s in the house. Our house is 35 years old and just got its first upgrade to a new heat pump and air handler. We have had lots of pets over the years and for as long as I know, my wife has suffered from allergies and sinus problems. A few months before we had our system replaced I had problems breathing. Come to find out we had condensation built up in our ducts and developed mold and the system was very dirty due to a faulty air filter housing. Short story is we got everything cleaned up and working right and my wife and I have had no breathing issues or allergies.
Review item. Inspector observed a leak under sink. A pan has been placed under the drain lines to catch water. Below the pan, the inspector discovered initial signs of mold. Recommend review by a qualified professional for repair or replacement, as necessary.
I learned about several types of devices used to collect air samples that can be analyzed for mold.
An inspector might use an 1) impaction sampler that uses a calibrated air pump to impact spores onto a prepared microscope slide;
2) cassette samplers, which may be of the disposable or one-time-use type, and also employ forced air to impact spores onto a collection media; and
3) airborne-particle collectors that trap spores directly on a culture dish. These may be utilized to identify the species of mold that has been found.
