Downspout from gutter system used to redirect flow away from the buildings foundation is pictured. Appears to still terminate too close to foundation so a plastic extension was added. However, even with the extension this downspout will be dispersing much to close to the foundation and the flat earth around it. The noticeable lack of vegetation and erosion signs confirm this finding.
Through the images and diagrams provided in the NACHI gallery, I learned exactly how flashing and counter flashing should be attached/secured to a chimney. This is extremely important to the entire roof system as a whole as any object that extends through the roof needs to have the same water shedding properties as the shingles/tiles themselves.
This is a roof that is a architectural asphalt shingle. This roof was selected because it show the affects of trauma damage on an asphalt roof from elemental factors like hail. The effects of the hail have damaged shingles and made the roof appear to duvet in certain points. It also has made the roof appear older thanks to the damage it has caused.
I have chosen the article on overall roofing I chose this article because it explains all of the subjects spoken on in this section. The article covers the maintenance in roofing and the different kinds of roofing as well as the requirements of the roofing types
I’m writing my essay on chimney flashing. Chimney flashing consists of head flashing which is located at the top side of the chimney where it meets the roof. If the chimney is more then 30" wide there should be a cricket. On each side of the chimney is step flashing and counter flashing. Counter flashing should at the top go into the brick mortar joint by 1". At the front side of the chimney the flashing is called the apron.
This is a picture of as a asphalt architectural design strip shingle. They looked to be in good shape with no moss or signs of water build up. There are no shingles missing and no nail heads visible. Asphalt shingles last between 15 to 40 years but many factors play in to how long they could last.
This is a picture of roof from ground on my walk around, I notice right away this is a three tab asphalt shingle. It appears to be only one layer. There is a single tab missing on north east gable side of roof.
Roof systems are very important sometimes very complex part of a build. there are two types of roofs, sloped and flat, commercial, industrial and apartment complexes are built with flat roofs. most residential homes are built with sloped roofs. the most popular roofing material used today is asphalt based .
The above picture was taken while performing a roof inspection. While the overall condition of the roof was fair, there were a few locations where I noticed exposed fasteners along the ridge line. These fasteners have not been caulked/sealed and present a potential water entry point. I recommend sealing the fasteners with a water resistant caulk or consulting a qualified roofing contractor to make repairs.
In addition, when looking at the step flashing and counter flashing along the chimney we see another issue. The counter flashing was not cut into the masonry, and instead was affixed to the surface of the chimney with caulk that has split in multiple locations. While not a safety issue, this is another potential water entry point. I would recommend paying attention to this area and performing routine maintenance as needed (recaulking).
I looked at the image showing the difference between a blister and hail damage. I live in an area that can get very hot as well as receive substantial hail from time to time. Understanding the difference in depth/ slop of the sides right off the bat should tell you whether its a blister or hail damage. If you still are not 100% sure, from the image I ascertained that a blister is much deeper and removes a greater portion of the asphalt covering, whereas hail does not penetrate the roof covering as deeply and compresses the mat and two asphalt coverings. Material is not removed from hail, so if you see the matting or that a larger portion of asphalt missing its most likely a blister.
I chose to take a picture of a clogged gutter. Upon inspection the gutter is obviously full of water and debris. The problem could be as simple clogged downspout or it could be the gutter has less than optimal grade at any rate it should be noted in a report and discussed with potential buyer about being inspected further by a licensed roofer.
I chose an article on asphalt shingles. the article specifically discussed how the mat was such an important element of shingle construction. for example: A shingle only makes up 2% of total weight of a shingle , but is a crucial part of determining impact resistance. Furthermore quality varies in asphalt itself and can effect performance especially in terms of hail damage. Also I learned that a crack has to extend through the mat not just the asphalt layer to be considered Functional damage.
Materials: Asphalt shingles noted.
Observations:
No major system safety or function concerns noted at time of inspection.
Evidence of a repair in this area.
Note that experts recommend that any roof over 10 years old receive a roof certification by a local roofing specialist.
For my essay I chose the article “Ceiling Fan Inspection” I learned that in residential fans, no part of the blade should be closer than 7ft from the floor. I also learned that there are different fans for different environments, and that regular ceiling fans are unsafe to use outdoors. An interesting fact I learned is that ceiling fans have been used since the 1860s.
Downspout extension missing on the backside of home. All downspouts need to have a proper extension that extends 3 feet to 5 feet away from the foundation to properly discharge rain water away from the foundation as not to allow rain water to run along side foundation wall.
When performing a roof covering inspection, it is important to look at the fasteners (nails). Fasteners head should lay on top of the asphalt shingles. If a fastener is depressed below the asphalt shingle, sticking up above the asphalt shingle, or the fastener is driven at a angle, this should be noted in the report as a repair item.
This roof has new asphalt shingles installed over an old asphalt roof. the roof appears to be in good shape when replaced both layers will need to be removed. the roof has pine needles from a nearby tree. wood siding is in contact with roofing material. I recommend cleaning
Most people don’t know how easy it is to make your home run on less energy. upgrading your heating and cooling system. Tankless water tank will save energy. replace incandescent lighting. The use of new technologies, such as led, and CFL lights.
Today was a nice sunny day outside so I took pic of my neighbor house for my roof inspection, Since I started my course I pay more attention to roofs and gutters to see if there is anything out of place or any defects. The roof did not have any defects, all the gutters and downspouts were in working condition.
The roof inspection part of the course gave a lot of information and types of roof covering. But the most common roofing is Asphalt shingles which I kind of knew that because that’s what I see the most in my area.I also like the scope of work with the 10 rules in inspecting the roof even though it is beyond the scope of work I think it will help in doing a great job.
