Unconditioned attic space venting is important to maintain proper airflow and prevent heat buildup of roof covering materials. Excess heat can cause premature wear of roof coverings and damage in the form of blistering. Proper ventilation also reduces the chance of ice damming. Proper ventilation can come in many forms, such as: gable, ridge, soffit, power vents, etc. Proper ventilation requires a minimum of 1 sq ft per 150 sq ft of unconditioned attic space, or 1 sq ft per 300 sp ft if the attic vents are higher up on the roof structure like a ridge vent.

As it is depicted in the image a good metal drip edge is installed at the rake of the upper or off level roof but underneath, there is a wood board ( like a fascia) dry and falling apart, it does not appear rotten but seems that wetting and drying has made the wood weak.

Here is a perfect example of an easy to overlook flaw in a remodel. You walk in and see a lot of new wood, cripple and king studs, cross bracing - the list goes on and on. But look at the rafter that has been cut! And they installed a board into the slot and are supporting the roof by that board. Can anyone say roof failure?

I viewed a commercial building inspection picture. Specifically an apartment building. When approaching this type of inspection the task can be overwhelming and may day days rather than hours. It can be tempting to sweep through steps or assume that one apartment is the same as another. The facts are that many different sub contractors and their apprentices are hired throughout the building and or maintenance of this type of property. Take your time and complete everystep!

During these hot summer months in South Florida, I have realized the importance of an adequate attire to perform inspections. Going into an attic with temperatures above 100 degrees light comfortable breathable material are necessary. Rayon t shirts or sport lycra seem a good option but I just wish they would come with lots of pockets so small tools can be carried in tide spaces.

After inspection of the homeowners roof a best practice issue was found. As you will see in the photo above, there are 2 layers of asphalt shingles. The best practice is to remove the old layer before adhering the new layer of shingles.

I inspected the photo titled Attic condensation. After review of the diagram I was able to ascertain the importance of making sure that there are no air penetrations from the living space into the attic. For example, a bathroom exhaust fan that vents into the attic space. Another example would be recessed can lights that are not properly insulated. These can cause the attic to reach dew point and cause condensation on the framing members and roof sheathing. Thus resulting in mold growth.

What you see here is a very old, single rolled roofing material. From the rood to the vertical wall, there is some form of flashing. At one point in time, probably when first installed, it does appear as though the flashing was sealed.

In this photo there is obviously a lot wrong. There are shingles missing and looks like water damage, which mean that the inside of the home is most likely facing problems due to this. A roofer is definitely going to have to come to this one.

Inspecting the roof plays a big part in home inspection. If something goes wrong with the roof it may impact the whole house, for example water damage. Owning a home takes a lot of responsibility one is taking care of your roof. Clearing trees and having a roofer come to do checks. There are many types of roofs from asphalt shingles, metal, or tile and they all have different life spans on when they need to be replaced or how to walk on them. Safety is extremely important when inspecting a roof always make sure you have the proper foot wear on and harness if needed along with letting someone know you are up on the roof.

Drip edge flashing is missing at the drip edge of the roof. This is common in our area as flashing is not routinely installed at this area. The purpose of the flashing is to prevent decay at the roof decking. This is for your information only and is not a material defect given the building standards in our area.
