this section of the roof has damage that will need to be corrected. some shingles are missing as well others being damaged. you can notice some of the underlayment missing which is a good indicater of water intrusion into the structure. a closer look shows that the decking might be in need of repair as well having gaps between the top and lower layer. recomendations will be to have a proffessional look at the roof for the correct repairs.
Northwest roof are of house where main roof meets with add on room. Evidences of leak and repair. Appears roof shingles on add on section may not be adequate for pitch. Pooling water is evident. Recommend roof covering and pitch inspected by certified roofer.
i inspected this roof has several problems. First, single was broken and the animals might nest inside the roof. Second, the roof gets mold. it indicated that the roof doesnt shad the water efficiently. Then, lacking of the gutter. i recommend that consult roof specialist to do farther valuation.
Concrete and clay tile roofs in comparison to other traditional roofing systems is more costly, but longterm for centuries has proven to be safer, efficient and more durable in inclement weather. The material can be recycled and repurposed without depleting natural resources.
while inspecting the roof covering of the property, I Identified missing architectural asphalt shingle toward the front ridge of the property. Exposed fasteners were identified and could result in water intrusion.

In the “Roofing underlayment types” article, it explained the different types of underlayment and their various duties. Starting with the asphalt saturated felt, it was recommended for roof slopes from 2:12 up to 4:12. Asphalt-saturated felt is water resistant but not waterproof. The second underlayment type is rubberized asphalt, which meets different requirements such as they may have polyethylene or polyester bonded to the upper surface to provide non-skid and weather-resistant qualities. They may have a mineral coating on the weather surface. Lastly, NON-BITUMEN SYNTHETICS underlayment is a more durable light weighted product, however, it has disadvantages as well as advantages. Some advantages are Synthetics are resistant to fungal growth and are wrinkle-free, since they dont absorb moisture. Although they can be designed as moisture-permeable, they are typically considered moisture barriers. Some disadvantages are that Many synthetic underlayments dont meet current building code requirements and these of these underlayments may void some manufacturers’ material warranties for certain roof coverings (such as asphalt shingles).
Roof inspection revealed that the roof was more than 10 years old as shown by the cupping of most shingle tabs. Three tabs and one ridge shingle were missing. The gutters appear to have been installed improperly, simply nailed to fascia several inches from roof edge. We recommend seeking the advice of a roofing contractor as to the longevity of shingles. Here is an improper flashing on the chimney. This is substandard and water is defiantly going to find its way into the attic. As you can see there is no counter flashing and there is no way to se if there is a step flashing.
Essay is on gutters and down spouts. One of the most obvious issues with water/moisture in the basement is soil grade and gutter and downspout issues. So many time I have seen downspouts draining near foundations, overflow/loose gutters. No extensions or kick/drip flashings. This is where I would first start looking for damp, wet basement problems.

There is some exposed plywood that is showing signs of weathering, this should also be repaired. There is not a proper gap between the roofing material and the siding used on the chimney, this too is in need of repair. In my area we do not typically deal with a lot of shakes and shingles so I was interested to learn about the different levels of quality. I learned the Premium grade shakes and shingles are 100% edge grain. They can be cut no more than 45 degrees from vertical and typically have a very tight grain. The Flat grain is the next level down and they are cut from the heartwood and are cut parallel to the growth rings. You can tell the difference in these two because the grain will not be as tight in this one. Finally the slash grain which is the most prone to splitting, erosion and distortion. It is also cut perpendicular to the growth rings but it is cut at a greater angel than 45 degrees. This gives the rings a wavy look.
The pipe boot flashing on the roof was installed incorrectly. The pipe boot should lap with the shingles in order to shed water off of the roof. This will allow for water to enter under the shingles and damage the roof decking and allow for leaks. Recommend a reputable roofing contractor.
