I read the articial about carpets in bathrooms. While it is against code in commercial buildings it is still common in some residential homes. The problem is they trap moisture as well as urine which can lead to mold and fungus. Long term it can cause rot in floor as well as health problems from mold.
When inspecting the attic it is important to keep an eye out for vermiculite. They appear to be small stone like and brownish in color, about the size of a pencil eraser. It is normally assumed that all vermiculite contains a trace amount of asbestos. It is important to notify clients about the negative impacts of asbestos including lung cancer or mesothelioma and that remediation is recommended. If asbestos is not disturbed it is not a risk of inhalation.

My essay is about this roof covering. They are three slot asphalt shingles. The overlap is good and there is only 2 layers of shingles. The tar adhesive is very good and for fear of tearing them I couldn’t see the the end of the drip edge to see the tar paper.
This roof has architectual shingles for the roof. The roof looks new and i don’t see any issues with this. The trees need to be trimmed back to prevent any moisture accumulation. The gutters look new and was probably replaced when the roof was.

Flashing a roof in critical, especially in snow climates. The Eave flashing should be the first flashing installed and nailed at a minimum every 12 inches. Then ice & water barrier should be installed at a minimum of 2 feet above the inside wall line. I would install ice & water barrier along the rake roof with minimum of 18 inches wide for additional protection. Install the tar paper on the rest of the roof. Next install the Rake flashing over the tar paper. Then install a starter shingle that hangs past the eave flashing 1/4 to 1/2 inch. Then install the shingles per recommendations of the shingle manufacturer. This will protect the home from water intrusion from ice dams.
This is a valley on a roof. This valley is an open valley. The valley should start with a ice/water barrier, a valley that should be minimum of 24 inches in width. The shingles should cover at least 6 inches of the valley. When nailing shingles to the valley, they should be no closer than 6 inches to the center of the valley. Keeping debris out o valley’s so the snow melt or rain can flow easily to the gutter. Other wise the valley appears to be satisfactory.
The article I chose to discuss today was bug zappers. As inspectors we can give a few tips to our client(s) if they inquire questions or advice on bug zappers. Do not allow water to accumulate anywhere in a yard for more than a few days. Bug zappers should be cleaned out at least annually to prevent the accumulation of bug parts on the wire mesh-which will decrease the effectiveness of the unit. Keep grass cut short and shrubbery well-trimmed. Encourage the presence of bats by installing a bat house-bats pose little danger to humans, nevertheless a single brown bat can consume up to 600 mosquitoes per hour and finally install a fan-mosquitoes and other flying insects avoid moving air. All-in-all, Im glad I learned some new things to pass-on in regards to bug zappers.
The drainage around the structure ideally should not cause any water to stand near or next to the foundation to help prevent saturation of the soil and influence the foundation. In this photo we can see the downspout is attached to a drainage system quite nicely to safeguard the smooth flow of water away from the home. Finally, keeping gutters clean and assuring good drainage throughout the gutter system can help a lot. A complete gutter system all around the structure is always best.
This is a picture of aluminum siding on a newly constructed home. in the picture, you can see how the siding runs the length of the roof line. You can also see how the down spout is off the ground and close to the foundation. There needs to be an extension on the spout to run the water away from the foundation to prevent water damage.
In this picture you will see the results of using a fastener that is to short. This roof has two layer of 3-tab fiberglass shingles. In this area the fasteners have backed out of the sheathing. This is likely the result of using a fastener that is to short, and this caused a hole in the shingle and damage to the interior drywall on the ceiling.
Roof underlayment serves many functions some of them are. A moisture barrier and temporary protection for the sheathing until the roofing is installed.Preventing Chemical Degradation is also provided by underlayment. This is accomplished by separating the asphalt in the shingle from the rosin or sap in the pine boards of older homes. and finally a fire resistance on wood shake and wooden shingle roofs.
On the photo, The flashing is pulling away at the top. There is also discoloration of the shingles due to ware. The edge flashing is rusted. The guttering is pulling slightly away from the roof. Suggest review by a roofer.
The essay about electronic signatures in home inspection gave several ideas for ensuring legal coverage with indirect signatures. One of the items listed in the essay is retaining correspondence. I personally keep a file including the contract, all photos, and the report. A copy of the email correspondence could be filed in each customer’s file.
