Is there a book available that goes into detail how we as Home Inspectors should check out a HVAC system? I have found two companies AHIT and ITA that offer small books on the subject but I don’t know if they are any good? What I am looking for is how to tell if the unit is cooling and heating effectively at the time of inspection? Again I am looking for a book on the subject. Not just tips.

I have two books which are pretty thorough, and not just for the HVAC section. Both have extensive HVAC sections though, and should give you just about everything you need to do a good inspection on that equipment.

Real Estate Home Inspection: Mastering the Profession by Russell W. Burgess and The Home Inspectors Bible by (Dern it, cant find the book, I'll blame my kids for that)

The HIB is available at Professional Equipment, and sometimes at Amazon.com. They will have the author too, sorry.

Earlier this month NACHI offered a free 2-day HVAC Inspection course. Friday night and Saturday morning.

All you had to do is get there and stay overnight. NACHI paid the full tuition. Member Randy Farris put it together. I think he is planning another.

Although expensive, I've found Carson-Dunlop's book (course) to be among the best. As heating is still my weak area, I'm constantly looking for new & better sources of information.
Having now collected several books claiming to be "complete" heat inspection manuals, most of them are actually quite disappointing.

I believe the book that Blaine mentions (Home Inspector’s Bible) is by Joe & Mike Scaduto. They run the SPREI org. and have a lot of other books, videos, etc, on home inspections. Keep in mind that when you're ordering these books and videos from SPREI, that these particular books are ancient. They're very old. I personally think that if you're going to purchase books, go through Amazon. Unless of course you are looking for books that don't require current updates.

Dave brings up a good point regarding the publications age, however, it is possible (usually), to check the copyright on these websites before buying. Obviously, some books such as offering inspection technique like, start at the top and work down, start in and work out, etc, etc… probably would have no bearing on it’s age, 3, 5, 10, years, whatever. Books about specific info regarding heat, A/C, etc… would! Also, don’t forget to check out your local library for good learning material!!!
