I have never showed up at an open house. However, many of the realtors I have worked with in the past I have friended on social media. When I see them posting an ad for their upcoming open house, I will usually share it on my social media. They appreciate the extra eyes and it has kept my name on top of mind when they need an inspector.
Around Oregon where I did most of my inspecting for years I’d often see the new agents at the experienced agents’ listings… basically, the newbies have nothing better to do on a Saturday afternoon. So, even if one could grab them they aren’t selling that many houses anyway.
Open Houses are almost nonexistence in my area. It’s usually something the the LA may offer or the seller may request. Most all attendees are other agents, either checking out the house or stopping by out of courtesy for the poor LA that sits there for four hours reading a book. Very few, if any, “walk in” potential buyers. For me if I went that route, I would be to stop by, introduce myself and ask if I could leave some business cards. And politely thank them (one way or the other), and tell them it’s a nice house and hope you get a contract.
