I inspected a home with the well in the basement. The 18" clay tile casing ending 3’ above the floor. The only cap was a heavily rusted steel plate that rested unfastened on top of the tile. The supply pipe had a slot cut for it with no seal. Does this need to have a secured cover and pitless adapter? When I removed the plate the water surface appeared brackish. I recomended the buyer have a purity test performed but he said no!


Any sugestions on the course of action I should persue?

I can’t tell from your post what the water source is being used for in the home. You brought up two possible concerns. 1. Well Safety 2. H2O Quality. I guess you could always make a phone call to the local health department and report it…maybe you could even report it anonymously after a few weeks have passed and note your concerns.

The buyer may be thinking on doing a quality test on his own instead of paying you to do one.
