There is roof damage caused by wind and hail damage has been noted and shown in picture. Recommendation for a licensed contractor to evaluate and repair damaged roof as soon as possible. Several dents and bruises were evident under the shingles.
When inspecting the roof look for signs of intentional damage. Some damage could be caused by the homeowner in an attempt to claim it as natural disaster. One thing you should look for that would stand out with the uniform damage.
Defect: the air conditioner that is placed over a door especially less than twelve inches is not allowed in any state. There is also a Solar light mounted to the top of a awning window that should be moved to a more suitable spot. There is a large hole in the upper facia and soffit. This will allow entry of medium sized animals, bats, insects and water intrusion
Recognizing hail damage takes some investigative skills. First of all check the patterns of the damage. Directional, grouped and away from edges and rakes. The impact crater will have loosened or missing granules on the edges with the center more pressed in the asphalt. You should also look for splits or damage starting on the inside out.
Laminated or Architectural/Dimensional Shingles
Laminated shingles consist of two or more shingle layers bonded together. The uppermost layers are smaller and cut into shapes. This gives shingles a more three-dimensional appearance and makes them more interesting to look at.Theyre sometimes designed to mimic wood shakes.Laminated shingles typically come in metric sizes, measuring about 39x13 inches and laminate shingles with 30- to 50-year warranties typically weigh 250 to 300 pounds per square, and are designed with a maximum wind resistance of 70 to 110 miles per hour.
Poor shingle installation
Shingles on a low-slope roof where the use of shingles was not intended;joints that were not overlapped, allowing water to drain right onto the sheathing; and improper nailing that was not done to the manufacturer’s specifications, where either the nails are too short, causing nail pops, or not enough nails were used. Every 3-tab shingle should have four fasteners (or six in high-wind areas).
The roof in the photo is an asphalt shingle roof. This asphalt shingle roof is a three tab shingle roof. The way the shingles were installed was by using the racking method seen in the photo where the joints stagger in a straight line up the roof. The shingles show signs of distortion and face cracking. To determine if roof needs replacing, I advise that the customer consult with a roofing contractor to determine whether the roof should be replaced or not.
In the photo Fasteners Per Shingle, the first diagram shown has the minimum amount of fasteners needed (4) and their placement to be properly installed on a roof. The second diagram shows the placement and amount needed (6) for a high wind area.
Improperly Located Nails: The most common nailing defect that I find with asphalt shingles is improperly located nails; specifically, high nails. When shingles are located too low on a shingle, its an obvious defect that anyone with a good eye can usually spot from the ground. This is probably why I dont find this defect all that often; its just too obvious of a defect for most roofers to leave uncovered.
Most asphalt shingles have self-sealing strips, a strip of asphalt running across the middle of the shingle. The shingle above overlaps the lower shingle, with the bottom edge covering this strip. When the sun warms the roof surface, the two shingles stick together. This protects the shingles from being blown off in a heavy winds.
This photo is of an old house with very deferred maintenance and multiple roof leaks. The decking is damaged in multiple locations. It is unsafe to walk the entire roof and should be noted in the report. It is recommended that the property owner consult a qualified roofing contractor for further evaluation and/or repairs.
I read an article on personal protective equipment for inspecting roofs. Personal safety as well as the safety of others is priority number one. We all want to do a professional and thorough inspection for our clients, but safety must come first.
When inspecting haul damage first check the area to see if there are consistency or to make sure that there has not been man made damage. check to see if the damage has compromised the matt and check the fasteners.
what is the number of squares on the roof how old are the shingles? how many suzerain of shingles how many fasteners per shingle is there laundrymen what type of sub straight check nail size length what is the condition of the gutters.
This photo shows several areas of concern, the first of which is the detritus on the roof, this will keep moisture against the shingles therefore accelerating their eventual failure. Also noted is the shady nature of the roof and perhaps the have not bonded properly.
H-Clips the program just touched on this subject so i actually wanted to know more. H-Clips are new as of 2009 to the IRC, although not all enforcement agencies have adopted use of h-clips. Lack of the h-clip is not a defect (unless the inspector knows the code was in force at the time of the install) but an inspector can note the absence of these H-Clips
