Shingle damage due to wind picture. The shingles have been hand resealed, however the granular loss and possible cracking is a concern for the life of the shingle. I would recommend having the roof further inspected by a Florida licensed roofing contractor.

It discusses the need to present a good impression in your marketing because your sale will often be made in your absence by the realtor themselves. By putting the extra effort into personal contact with realtors in your area, you can greatly increase your opportunities.

The image above is of an asphalt shingle roof that is buckling. The most likely cause of this would most likely be that the shingles were attached before the sheathing had time to acclimate to its location. This causes the plywood to contract and the shingles buckle.

I decided to read an article about the last three photos that should be included in your inspection report which would all be of the water meter. The idea is to show your client that you made sure there was no running water when you leave the inspection and that you cared enough to return everything to where it was prior to the inspection.

The above photo shows a covered patio roof. The roof is joined to the house roof. The joining of the two roofs is improper, there should be flashing installed where they meet. Also the roof pitch is less than 2/12 and as such a shingle roof is the wrong type of roofing for this.

I read the article “Mastering roof inspections: Roof styles” by Kenton Shephard and Nick Gromicko. There are many different roof styles. The only limitations to roof styles are, imagination, physics, and finances. The most common roof style is “gable” which is essentially a roof with only two sloped surfaces. The next most common is “hip” which has four sloped surfaces. The roof style will in many cases decide what types of roofing material will be used.

Here you see a closed valley. The exposed end of the shingle course cut is directly in the middle of the valley. It is recommended to have the cut edge of the shingles to be offset to the highest slope. This would help prevent cross washing. As you can see that was not done here.

The photo I am writing this essay on is the “Slate Canoe Valley”. This is not a common valley style. It appears to be interwoven and on a custom curved roofing deck. It appears to be able to shed water well. It also appears to not have the ability to promote cross washing.

The verticle vent with damper is the vent from the dryer located in the garage of the residence. There is a significant amount of roofing tar applied around the shingles covering the flashing of the vent. This roofing tar may indicate an active or previous leak in the roofing deck. Upon inspection of the sheathing at the same location in the attic, the sheathing has had previous water damage. Recommend a roofing contractor to further evaluate.

The article, “Master Roof Inspections: Attic Area Roof Inspections”, discusses what to look for in the attic of a home to help with your roof inspection. Look to see if you can see light eminating from the sheathing, as this may be an indication of a potential leak. Look at areas in the attic that may reflect concerns from walking the roof for potiential water entry points. The use of H-Clips on the sheathing is not always a requirement and only report on it’s lack of use if you are sure the jurisdiction required them at the time of building. Use moisture meters to determine areas of excessive moisture.

Asphalt fastener images shows the number of fasteners that an asphalt shingle needs to be properly attached to the roof. In normal wind situations, a minimum of 4 fasteners should be used. These nails or staples should be evenly spaced. In high wind applications, 6 fasteners should be used. Only nails should be used in this is situation. Four of the nails should be located towards the center tab of the sheet.

Attached is an image of this homes roof. This home has one layer of architectural/ dimensional shingles. This Florida roof is approximately 11 years old and a bit of granules were found in the gutters around the perimeter. As the roof ages, the granules will increasingly be removed as they lose their bond.

In this picture you can see a good exmple of properly install counter flashing where thw roof meets thw brick cladded wall above the roof itself. The counterflashiung has been cut into the brick work and caulked in completely and properly.

Power is a measure of the overall amount of work being done in a system in relation to time (or energy used per second). In an electrical system, power can be calculated by using the formula P = VI.

Upon inspecting the roof of the home it was determined the shingles were asphalt. There was multible layers of asphalt shingles installed. Recommend having a roofing contractor inspect the roof for all compliances for the township. There was damage noted at the ridge of the roof as well. See all pictures in this report regarding the roof.

Upon inspecting the roof the shingles were asphalt with one layer of tar paper under the shingles. There was hail damage observed throughout the entire roof. Recommend having a roofing contractor inspect the roof of the home. There may be homeowners insurance that could possibly cover damages.

this image of a roof shows many shingle tabs torn and missing. This condition can be caused by the lack of bonding to substrate. These shingles can be replaced without too much damage and then hand sealed to maintain their capacity to withstand wind.

Fastening the shingles to the deck is very important to their proper function and especially in windy environments. Staples are not allowed in new construction but the previously installed ones should have a crown of 15/16" and should be installed parallel and not at angles.

This is a picture of a asphalt shingle roof. This roof has two layers of shingles. A roof with multiple layers may void the warranty on the roof shingles. It may not be a deficiency but the client should be aware of it.

The article I read was How to Clean Algae and Moss Off Asphalt Shingles by Michael Chotiner of The Home Depot (https://www.nachi.org/home-depot-clean-algae-off-asphalt.htm). This article is about moss and algae on asphalt shingles and how to clean them. From this article, I learned that algae does not affect the home in any way other than cosmetics.
