Second of all, please search the forum if you think the subject might have been covered before in the past (which this one has ad-nauseum).
Honestly, your best bet is to research the programs available and decide for yourself which one works best for you. They all have their specific advantages and disadvantages.
Favorites at this forum are:
Home Inspector Pro, Spectora, and Homegauge (which is merging with HomeHubZone, my favorite).
