Inspected a house today with no initial visible signs of water. IR scan turns up a questionable area that is confirmed via Moisture meter. I am still skeptical as roof is fairly new and we have had several inches of rain in the last 48 hrs and no stains on the ceiling. Attic area over this is covered with a good 18" of loose fill, so I would have never seen this and it would have taken a while before this showed up on the inside of the house.
