Talking to a client today we were discussing roofing repairs and shingle types. He said he got a quote for a tear off and replacement with shingles that last a lifetime. Of course lifetime can be interpreted many ways but apparently he made it sound like the roof will outlast a person. We are taking about asphalt shingles here.
Anyone hear of shingles that last 75 plus years?:shock:
Most manufactures are now offering a limited lifetime warranty on 30 year architectural shingles.
Problem is, that’s a warranty that is free from manufacturing defects not installations problems and as with most warranties it has to be installed exactly to their specifications or it’s void.
He has got to be horribly misinformed, or being sold something. Asphalt shingles deteriorate.Period. I have seen one asphalt 3-tab roof last 32 years, my personal record. Some steel roofs have a 100 year warranty, and they do make steel shingles that look like asphalt. I imagine they make a racket in the rain.
I saw several roofing products at the International Builder Show that were 50+…the term life time is somewhat ambiguous considering the average life span of a person.
Many people take lifetime as meaning Forever which it is not.
As for as steel roofs… while the metal itself can be 50+ the finish is often
10 - 15 years, which other than aesthetic value, per square foot metals roofs are not cost effective as fiberglass shingles.
Warranties are a sales tool and don’t reflect accurately the expected long-term service life. Wind warranties are shorter than the manufacturer’s warranty. The warranty will prorate. It may require using only the manufacturer’s approved materials and installers and approval of a proper substrate and they still won’t go close to 75 years.
When I was a kid I bought a pair of really nice boots that were guaranteed for life. When the sole came off one after about three weeks I took it back and the clerk just smiled and said “the life of the boot is over”. This is similar.
I’m getting quotes to replace my roof covering and the contractors are telling me that their shingles will last a life time too. What really I’m really getting is an insurance policy. If I up grade to a premium shingle in “in lieu of 30 year shingle” for $$$ I will get extended warranty from manufacture for 20 years against “defects”. Look at the fine print, lots of disclaimers. Oh the lifetime part is as long as I own the home.

On January 1 2011, GAF changed the warranty on their 30 year laminated shingles to Lifetime (several other products as well). Shortly after, CertainTeed, Owens Corning, and the rest followed.
There was no physical change to any of these products and just the warranty of the package changed.
Most of these products really have only a 10 year warranty that covers 100% of everything - shingles, felt, vents, pipes, ice & water shield, accessories, and labor. Beyond the 10 year period, only shingles are covered and those are prorated over a 50 year period.
Example: If in year 8 a shingle is gone (material defect, not hail) then the homeowner would get a whole new roof. If the same thing happens in year 11 they would get (50 years less 11) 39/50s of the shingle value only. Now the shingles only may only be 40% of a new roof replacement.
IMHO most asphalt composition shingles are replaced somewhere between 15 and 20 years in Dallas. The farther North you go, you get less UV and a little longer life.
Always keep in mind that the real world life of a shingle and warranty are not the same.
I always like it when something comes as a lifetime warranty. It never is what it says it is.
I remember at one time purchasing brake pads for my car that had a lifetime warranty. I sold the car and the brake pads wore down to destroy a rotor. I informed the buyer that the car has lifetime warranty on the pads and he should look into free replacement and cost of a new rotor.
Problem was the warranty had an exclusion that it did not transfer to new owners of the vehicle.
Be very skeptical of offers like this they are always marketing ploys as far as im concerned.
I feel the lifetime warranty means “The life of the shingle. When it does in 10 years or so, it will have lasted it’s lifetime”. Then, it’s time to get another ‘lifetime shingle’.
Only time will tell, and so far, all the new and improved products coming out haven’t been living up to the hype. Nice sales gimmick though.
I feel that when the chickens come home to roost, those companies will close, and shortly afterwards, new ones will take their place in the same buildings. Probably have the same VIP’s in charge too.
