Marketing to RE agent

Do you market to a Real Estate Office or do you market individually to each agent in a particular office?(eg. there could be 10 agents in one office) Just trying to figure on the best approach here.

I usually target a good basket for the Broker as I ask that he permit me to sponsor a coffee break as well as provide a Q&A day for the Realtors if they choose.

Then I create "coupons" (2 to each realtor) for $20 each. This coupon is a courtesy coupon from the Realtor to the Buyer.

Finally, I direct a letter to each of the realtors leting them know that I have spoken to the Broker and included is my card and 1 brochure (let them know that you left a stack in the closing room).
