Mold & Moisture meters

As a mold Assessor and Home inspector, I use a moisture meter in every home inspection regardless if the home buyer is purchasing mold related services or not. The most common usage is under the sinks and on the shower walls. One area that is often over looked is the use of the moisture meter on baseboards.
When the moisture content exceeds 20 to 22 percent saturation, they can separate from the wall and develop mold behind the baseboards. Moisture on baseboards usually comes from intrusion of irrigation water from sprinkler heads just on the other side of the wall. Other reasons include over grown landscaping and poorly painted protected surfaces. Most often its the combination of all of these factors.
