I have a question regarding a mortgage company asking for an addendum to a report. It looks like there were some minor concerns from the pest inspection about one small area of the floor joist. Is this something that we would do? Adding something to a report? The mortgage company email states"We will need to verify that the home is structurally sound since the pest inspection references studs/joists."
The structure and floor joists were in good condition and no structural issues observed during the inspection. Thanks for any feedback.
Yes we can offer addendums that supplement a report. You should get paid for it.
It appears they are seeking a structural confirmation. If you are not a structural engineer you should refer it out.
Understood, thank you. I am not a structural engineer. I will advise the loan company accordingly. I really appreciate the quick response!
Kinda curious as to how the mortgage company got a hold of your report.
Having been in the mortgage business in another life I always caution my clients to keep the report away from underwriters as their whole purpose in life is to kill a mortgage.
Why don’t you just show them that area in your report and/or send them that statement? Easy peasy.
You ask for more money for an addendum,
or try a simple approach by just replying “I did observe that area of the building and no condition that warranted a item in the report was observed”.
