Matthew,
It takes a while to get any work from realtors, no matter how good you are. Once you prove you are good inspector on a consistent basis they will keep coming back to you. I know, my wife is a realtor. They are very hesitant to use a new inspector because it can also increase their liability if they make a bad referral.
The best way to to work with realtors is with a sensible "no nonsense" approach. If you are better than the inspector they have now, the work will fly your way. It also helps to keep your reports in "layman" terms that everyone can easily understand and relate with. Some inspectors try to make their reports very intellectual and this makes them look very good. In the long run, no one understands what they are saying and it just serves to create a mess in regards to the real estate transaction. You can't fix what you don't understand is wrong and most are just too proud to say that they don't know.
One thing that has really helped me is to recommend a professional come in and evaluate the system and make a recommendation based on his findings. Again there is no wrong way, it justs makes life easier for eveyone since he is the "real" professional. I figure I am simply returning "professional curteousy" since he lets me do my job, I let him do his.
Of course you are welcome. Be patient and persistent. Some will use you, some won't. Its the nature of the beast. Keep you name in front of them with mailings, emails, office visits or any other way you can.
BTW...the fastest way to a realtors heart is FOOD. FEED them and they will remember you!

Willie, I’ve been having problems the last week receiving and sending email some goes through and some don’t. I also had a virus from email recently but got rid of it. I sent an email at 4:30 Fri/28 to you, let me know if you get it! Bob
