Hello all. I am brand new, have gone through an 80 hour class and am in the midst of going through the main subjects on Nachi to get ready for my state licence exam. To say I was nervous would be an understatement lol. I don’t know what got into me to do this, but here I am showing up for it all. Any tips and encouragement would be warmly welcomed!

I’ve always had an eye for houses and a real curiosity about how things are put together—especially in old buildings. I love exploring the parts most people don’t notice. I’ve also always appreciated when things are done right and with care.
For years, I wondered how someone like me—who values independence and enjoys working solo—could turn that into a fulfilling career. Then I met a home inspector, and it all clicked: I could do that!
In my state, you need an 80-hour course to get licensed, so I took the plunge before I had a chance to overthink it—and signed up for the class.
Right now, I’m still getting my feet wet, so I don’t have exact financial goals just yet. But I do know I want to make a good living doing something I enjoy!
What State are you in?
While I can’t speak for her, two states I think require an 80 hour course from a provider. Arkansas and Vermont. The only reason I know that was I had a buddy looking at doing it in Nevada and I reviewed all 50 states when I was looking it up. The fact that two states require a 3rd party stuck out for me. There’s a couple other 80 hour states, but it can be done online I think.
It would be nice if posters added where they are from as it can help them with answers specific to their area as well..
