Seems determination of the cause is not conclusively indicated, I guess we’ll all stay tuned with Building Envelope Science Institute (BESI) for more information but an XRF Tool can provide some initial indication only.

A great tool for an inspector to have during a negative pressure test is an infrared camera. During a blower door test negative pressure is created in the conditioned space. Using an infrared camera will show where cold air is leaking into the house. It will be recommended that these areas be sealed up.

A home inspector should never do an energy audit for a client until he or she has completed a BPI course and is fully certified and qualified to do so. Doing so without proper certifications can leave you open to legal action.
