Just curious if other inspectors are writing up on asphalt shingled roofs, when they shingle over the flashing on the downward slope? I just wrote up another one as they tend to allow water and debris to build up between the shingle and vent. Which it seemed that I learned somewhere that it is not proper installation. They call it the " pretty Piece" . a roofing company just called to tell me it is done this way on 95% of homes here. I agreed and told him " and I write them all up". He said they put an additional shingle under the flashing and that allows water to run out. He may be correct and I may be being to picky so just thought I would see if others remark on this in their reports. Thanks guys.
You can write it up all day everyday, but you will see that more often than not.
It all depends how the roofing courses land in relation to the location of the vent which is already installed when the shingles get done.
Anything close to this should be acceptable.
More like 99%, and it’s never been a problem around here.
Its simply there to cover the exposed flashing. YMMV, but I don’t write that up.
Like Marcel said, the shingles may not line up. If the nails are covered, then it should be okay. If they are exposed, could be an issue.
Around here builders and roofers like to put a course over counter flashing at the base of dormers and 2nd story walls for cosmetics, leaving alot of exposed nails.
So what I am hearing and all this advise is super helpful, basicly you need to try and lift the pretty shingle that covers the flashing and check for alignment, making sure you have a drainage.
I suppose that been one of the things I don’t like about it as you can’t see the flashing and pulling up shingles around it could cause leaks.
It sounds as if you just eyeball it and , do you leave a comment saying you could not see it or it just falls under the category of everything else that can’t be seen.
A quick question on sealing when it’s in this configuration.
Should you seal all the way around the vent or just the top or high part? Thanks guys
Top and sides…and, maybe a dab to hold the loose bottom down.
