Those type of inspectors are the ones which need E&O coverage.

Apparently someone did not do the inspection well.

Looking at the picture, the cracked joist appears to have been that way for a while and someone shored it up maybe recently.

Good pics Tyrone. Looks to me like the Inspector (if they really were one) opted not to even inspect the crawl space. I have noticed on some Inspector websites that the crawl space part of an inspection is extra (say $75.00). Could the client have opted out of the extra charge if there was one?


Either way, poor inspection I agree. I do a great deal of consultations in my construction business, because I do not charge for them, and see a lot of handyman fixes. You try to point the client in the right direction but they do not always want to go there.

I hope all works out in this for you Tyrone but be careful. JMO

According to the standards of practice of the inspection company, the crawlspace was to be inspected, if accessible, and this one was evidently accessible, not to mention had a forced air furnace in it.


I told the client what need to be done, and as a former general contractor, I was aware of the extent of the cost of the repair.

As a contractor what was the cost of repair?

This looks like something that could be taken care of in a few hrs and a trip to the local lumber yard

Was the brace put up after the inspection??

In any case this does not look like it is something worth suing over

This would be a good case for NACHI arbertration

The cost of repair was over three thousand dollars. The picture only represented around 1/10 of the problems associated with the floor.

  1. The floor was out of level over 1"

  2. Several floor joists were rotted

  3. There was no supports underneath the peirs, not to mention, the position of the masonry blocks.

  4. There was no vents in the crawlspace

  5. Open junction boxes were noted inside the crawlspace, along with loose wires.


    And the list goes on…!!!
