Consider taking a walk through the home and property grounds first and take notes before submitting your price. We normally walk into much smaller homes without much more than viewing pics on the web, but this can be a whole different ball game. You might find things you may need to contract out to other professionals… might be a good idea to hire a small team if needed. But doing a pre-inspection walk through will help better prepare you for the day of the inspection. My opinion.

This would likely be an all day inspection without outsourcing HVAC contractor.
Just reporting 8 AC units will take ><1.5 of reporting time. Take an image of the cabinet, condensate line, discharge point, labeling, filter and move on.
The home is likely zoned. 3 zones. Basement, First floor, Second floor. Expect several ductless mini spit AC units to fill in the gaps, additions or renovations to the home after the main HVAC was installed.

I just completed a 7,000 sq ft with 3 AHJ. End to end 15 hours. 105 page report.

I will not tell you how much I charged, but if you double the fee, $3,300 plus applicable taxes would have me all in. Anything less and I would pass.
