After arriving and doing my walk through, I quickly came to the conclusion that this was WAY more than a project house. I discovered homemade posts and beams (to replace a rotten supporting wall) and a cracked and leaning foundation wall that had moved almost 3 inches! The roof was rippled, and shingles were lifting. After seeing this, an image of a “house of cards” came to mind, and no longer wanted to be in the house.
No surprise, owner did not disclose this. Buyer ran, not walked away. In my estimation, this house is structurally unsafe. What steps can I take with an AHJ? Any ideas?

I would say nothing just carry on do a good inspection like you do .
You could open some thing you might wish you had not Done ???
