This is a photograph of a shutoff valve on a water closet/toilet. The hose and valve are both corroded. Also, there is a build of film around the wall and floor. There are obvious watermarks and even moisture present. I would recommend getting a plumber to fix the issue to prevent any further damage.
The gas-fired water heater exhaust vent pipe was not installed correctly over the draft hood. The vent pipe appeared to terminate in the attic. The gas vent pipe should vent through the roof and terminate at the exterior of the house. This hazardous condition will allow the toxic products of combustion (such as carbon monoxide) to enter the living space. Exposure to these gases may result in injury or death. The Inspector recommends that this water heater be shut down immediately and remain shut down until the problem has been corrected by a qualified HVAC contractor.
This is about bathroom ventilation ducts and fans. Bathroom fans are meant to exhaust moisture and gases out of the interior of the house. Most of these systems consist of ceiling hanging fans and ductwork. Getting moisture out of your bathroom can help the prevention of mold and other moisture issues. In addition, it is important for an inspector to make sure the exhaust to routed to a proper location.
Backflow is the reversal of the normal and intended direction of water flow in a water system. Backflow is a potential problem in a water system because it can spread contaminated water back through a distribution system. Devices and assemblies known as backflow preventers are installed to prevent backflow, which can contaminate potable water supplies. Backflow can occur under 2 possible conditions: The first is back-pressure, which is the reversal of flow from the normal flow direction resulting in the downstream pressure being more than the supply pressure. The second is back-siphonage which is the reverse from normal flow direction caused by negative pressure in the supply pipe. The use of atmospheric vacuum breakers is the most commonly used device to prevent backflow.
Sewer Gases in the Home
A risk of the sewer gases released in the house are the following:
Hydrogen sulfide poisoning, this gas is explosive and highly toxic.
Asphyxiation. When this gas leaks into the house, it will gradually displace oxygen and possibly choke occupants.
Fire and possible explosion. This gas is Methane and hydrogen sulfide.
Odor. This gas is hydrogen sulfide it smells like rotten egg. The odor is an important warning for the occupants.
If you suspect that any odors it may be caused by sewer gases, contact your plumber.
In the photo it can be seen that the trap is missing from the lavatory in a bathroom. This is an obvious defect. Notice that the trap is not sealed in anyway allowing sewer gases and airborne bacteria to possibly enter the bathroom. The trap is important for protecting against sewer gases and airborne bacteria entering the home. When replaced, it should be replaced by a P-trap.
When a grounding wire is connected to a pipe, a jumper wire should be installed to bypass any meter. The reason is that electrical current may not pass to ground through a meter if the meter has insulating components that would prevent electrical flow.
A sump pump system is designed to remove excess water from the foundation. According to section 3.6 of the InterNACHI SOP, “The inspector shall inspect drainage sump pumps with accessible floats.” This is an important part of an inspection due to the settlement and movement that excessive moisture can cause at the foundation. The sump or pit collects the water and a float lets the pump know when to pump the water from the sump through a drain. It is important for the sump to have a sealed gas tight lid since there will be standing water in the sump. Things to look for are if the float triggers the pump or if the lid can be sealed tightly.

The property contained multiple Plumbing lines from various sources. All sources for well anchored and supported adequately. There were no leaks. All systems contained an appropriate amount of insulation. There were no blockages. The roof drains 2 a separate system for water runoff. And all lines were labeled.
The hot water heat is natural gas fired hot water heater there is a tp valve present, and functioning properly at time of inspection the discharge from tp valve is not long enough recomend extending down to floor and replacing with copper tubing.
The Tankless hot water heater, also called the on demand or instanious is a knew concept growing more popular for hot water needs that can help save on energy costs and water consumption. One way a tankless water heater saves energy is it only heats water thats needed when its needed so they dont experience stand by losses as you would with traditional storage tank hot water heater
Discoloring and water marks are signs of the gasket is not working properly and could create further damage and other problems if not replaced or repaired by a plumber. It is a good practice to install plastic drains and not metal under sinks.
I have chose to discuss the hot water heater. An hot water heater brings cold water in through the dip tube and heats inside of the tank. Then hot water rises in the tank and is moved throughout the home. Inspections should include but not limited to, checking the TPR valve, checking for any leaks and improper connections.
An S style trap was identified under the kitchen sink. S style traps are not recommended as the siphoning effect can break the water seal. Recommend changing to a P style trap to prevent siphoning, and to maintain the water seal so harmful sewer gases will not enter the living space.
My essay will be on dryer vent safety. It should be installed behind the dryer and not be restricted so not to have it get kinks in it or get the air flow cut off. Dryer vents have to be maintained and work properly to alleviate the potential of starting a fire.
Polybutelene (PB) piping was used as piping for interior plumbing systems between 1978 and 1995. PB is no longer used today as this type of piping has been known to be defective and cause leaking, which subsequently resulted in extensive water damages. If PB piping is identified in your home, it is recommended that you replace the piping as a preventative measure against water related damages.
This image shows the water line with a pressure regultor that is defective filling with water and dripping onto the floor area and also onto the newly installed sump pump wiring harness. It is recommeneded for further evaluation by a professional due to possible moisture and water damage
The image above is for a bathroom sink over flowing also noticed a leaking in the Faust, also inspected under the sink found this trap instead of P-trap plumbing , further evaluation by licensed plumber is recommended. Also noticed a crack on the left side of the tub sink next to faucet at the time of inspection .
